Fortis’s Fourth Brisbane Project Approved at New Farm

Sydney developer Fortis has secured the green light for its luxury apartment project planned for the former Ozcare site in Brisbane’s inner-city New Farm

The development approval comes as the group continues to expand its Brisbane pipeline amid strong demand for high-end inner-ring housing.

Fortis acquired the 5727sq m site at 424 Bowen Terrace last year and moved quickly to lodge seven-storey plans for the parcel that is also bounded by Langshaw and Moreton streets.

To be known as Rosemont, it will comprise 74 apartments in its first stage, targeting the upper-end owner-occupier market in one of Brisbane’s most tightly held blue-chip suburbs.

Construction of four freestanding homes will follow upon completion of the apartments.

Designed by DKO with landscape architecture by LatStudios, the project reflects the broader shift toward larger-format, amenity-rich apartment developments emerging across Brisbane’s established inner-east precincts.

Fortis Queensland general manager Dan Boman said the project had been carefully designed to respond to both the subtropical climate and New Farm’s established residential character.

“New Farm is one of Brisbane’s most tightly held suburbs, and Rosemont has been designed to honour that,” Boman said.

“Our focus has been on creating homes that feel genuinely at home here—shaped by the landscape, the light and the neighbourhood’s enduring sense of community.”

More than 1800sq m of the site has been allocated to communal landscaping and resident amenity, with the project anchored by a large central garden and courtyard.

Proposed facilities include a 20m swimming pool, wellness studio, gym, hot and cold plunge pools, private dining areas, library, lounge spaces and a double-height entry lobby accessed from Moreton Street.

Architecturally, Rosemont adopts a stepped built form with recessed upper levels and layered landscaping intended to soften the scale of the project and improve its integration with the surrounding streetscape.

The approval marks Fortis’ fourth approved project in Brisbane and continues the developer’s growing exposure to the Queensland market, where interstate migration, limited new apartment supply and tightening availability of development-ready sites have fuelled ongoing activity.

Its pipeline also includes River House development at Kangaroo Point, Crest & Walker in Newstead and a mixed-use project planned for Racecourse Road in Hamilton.
