Centurion Reveals Triple Towers for SA Heritage Site

Singapore-headquartered Centurion has unveiled a $300-million vision to transform a heritage site in Adelaide’s retail, cultural and education hub into a triple-tower mixed-use development rising to 30 storeys.

Centurion has earmarked its plot at 200 North Terrace for a mix of student living, hospitality, residential and commercial uses.

Subject to planning and building approval, the project would comprise three towers, including a 30-storey one.

Ground floor and podium-level retail, food, beverage and entertainment uses are planned along with a pedestrian link between North Terrace and the Rundle Mall retail area.

Centurion executive director David Loh said the $300-million project reflected the company’s long-term confidence in “ Adelaide’s long-term prospects as a city where culture, education and commerce converge”.

The site includes an 1867-built warehouse designed by prominent colonial architects Edmund Wright, Edward John Woods and Edward Hamilton.

Loh said Centurion would “give careful consideration to the building’s historical significance, with the goal of preserving and integrating its heritage value within Adelaide’s evolving urban landscape”.

The towers would rise across the terrace from the Art Gallery of South Australia, State Library, South Australian Museum and Adelaide University.

Loh said the project reflected strong and sustained demand for high-quality student accommodation, driven by January’s merger of SA’s two largest universities to form Adelaide University.

Centurion estimates construction will start by early 2028.
