Plans have been filed for a five-building all-accessible residential project in Adelaide’s inner north.
The Piteo Architects-designed plans for Angelo Property’s 2.21 has site at 5 Laing Street show five buildings, each of three storey.
Each level will have 12 apartment for a total of 60 units across the development.
The intention is that all the units will be accessible and provide supported residential options for people with mental or physical disabilities.
Each unit will have one bedroom, a study, a self-contained kitchen and living area, DDA-accessible bathrooms and ensuites, and private open space—a balcony or veranda.
The units are designed for residents to live independently and use daily rather than live-in carers for support.
The scheme is supported through the NDIS.
The plans also include 60 carparking spaces, 10 of which will be DDA-compliant, and a communal open space with barbecue facilities.
The project would be built in two stages with two buildings and other aspects built in the first stage and the remaining three buildings in the second.
At 10.2m the buildings are in excess of the zoned height limits that stipulate a building must not be greater than two storeys.
Interest in accesible projects is on the rise with many experts advising that it is cheaper to build in accessibilty at the design stage rather than retrofitting an existing building.
Angelo Property Group bought the land in sections under their company Maps SA Holdings and other companies, Maps on West and Maps on East.
Maps SA Holdings bought most of the southern part of the site in 2020 from the Mutton family while Maps on West and Maps on East acquired the remaining southern section from RedBaron Six in 2018. The northern part of the site was sold to Maps SA Holdings in 2020 by Rollform Pty Ltd.
The site now houses two industrial buildings—a house frame fabricator and a car wash.
