Fortis Adds Teneriffe, Hamilton Proposals to North Brisbane Pipeline
Sydney-based developer Fortis is pushing deeper into Brisbane’s inner-city market, filing plans for two new developments that would deliver 153 apartments.
The first is a 15-storey tower comprising 124 apartments slated for 49 Doggett Street, Teneriffe; the other a midrise project accommodating 29 units across five levels at 46-50 Racecourse Road, Hamilton.
The Teneriffe proposal signals a major expansion of Fortis’s Queensland pipeline on a prime 2386sq m parcel which was acquired for $31.5 million last year.
“The vision for the site is to contribute positively to the ongoing transformation of the surrounding Teneriffe-Newstead area from its former industrial function into a contemporary inner-city precinct that balances residential, commercial and recreational uses,” a planning report prepared by Urbis said.
“Fundamentally, this part of Teneriffe is not a new frontier for increased density. The established and emerging pattern of growth reflects the ongoing evolution of the precinct and surrounding locality has informed the context within which the proposed development has been prepared.
Designed by Fraser & Partners, a mix of 72 two-bedroom, 48 three-bedroom and four four-bedroom apartments above a 126sq m ground-floor commercial tenancy positioned just 400m from the Gasworks and James Street hubs.
Communal open space spanning 1532sq m would be anchored by a rooftop retreat with a 78 lap pool, magnesium plunge pool, cold plunge, contrast steam and sauna suite, private training gym, library, work-from-home area and sunset lounges.
“The rooftop terrace has been designed as an immersive subtropical garden providing opportunities for recreation, relaxation and social interaction,” the documents said.
Parking space for 205 cars and 113 bicycle parking would be provided across two basement levels, the ground floor and two podium levels.
The Hamilton proposal is the second development play for Fortis along Racecourse Road—the other being another boutique midrise project across the street at 53 Racecourse Road.
The latest scheme has been designed by DKO Architecture. It comprises six two-bedroom and 22 three-bedroom units plus a single four-bedroom apartment sitting above two basement levels with 75 carparking and 35 bicycle spaces.
“The architectural design draws cues from traditional Queenslanders, utilising deep balconies, sliding screens, planters, and articulated masonry that respect the adjoining St Augustine’s Anglican Church and nearby Hamilton Town Hall,” a design statement said.
"Through layered thresholds, filtered views, and controlled light, luxury on a high street mediates between urbanity and sanctuary.”
At street level, the development integrates three retail tenancies spanning a combined 268sq m of internal gross floor area and 71sq m of outdoor dining space for food, beverage and boutique retail uses.
Capping the proposed development is a 488sq m rooftop deck with a swimming pool, sauna, gym, and private dining pavilion.
The two new development applications bring Fortis’s Brisbane pipeline to six projects.
Also at Hamilton, Graya this week revealed it had it has topped $100 million in sales for The Gallery project.
The River City-based developer and builder founded by brothers Rob and Andrew in 2012 said it had sold 25 of the development’s 48 apartments for more than $102 million.
The six-level project on a 3612sq m site amalgamated from 17 blocks has 150m of frontage to Racecourse Road. Construction began in June and completion is expected in 2028.
