NSW Courts Developer for 6.7ha Bradfield CBD Industrial Superlot

The NSW Government is looking for a developer for Bradfield’s Enterprise Precinct, with 6.7ha of land on offer and another 7ha potentially available as the project progresses.
Bradfield, next to the recently opened Western Sydney International Airport and 44km west of the Sydney CBD, has been touted as the state’s first new city in a century.
The site in question neighbours the Advanced Manufacturing Readiness Facility (AMRF), where the first building was completed in 2024. The second building, which will house Australia’s first semiconductor packaging facility, is expected to be completed in 2028.
The Enterprise Precinct is planned to cater for blue-chip businesses, small-to-medium enterprises, startups, researchers and education facilities.
Tenants would manufacture and research technologies across aerospace, carbon neutrality, superconductors, logistics and defence.
A further 7ha could be released to the developer following delivery of the first stage.
The Bradfield City Centre Masterplan, approved in 2024, aims to deliver 10,000 homes, including 10 per cent affordable housing, more than 20,000 jobs, 2 million sq m of mixed-use floor area and 36ha of public open space and common greens.
Bradfield’s 2ha Central Park, approved in 2025, is due to begin construction this year.

More than $34 billion in investment is in the pipeline for the Western Sydney Aerotropolis, which encompasses Bradfield.
More than $27 billion has been invested in infrastructure to support Bradfield’s development as the Western Parkland City’s CBD.
Western Parkland City is expected to grow by about 50 per cent to more than 1.5 million people by 2036.
“The strong response from prospective businesses shows there is real demand from advanced industries to establish and grow in Bradfield City,” NSW Planning Minister Paul Scully said.

Western Sydney Minister Prue Car said the new international airport would allow Western Sydney residents to “build careers close to home”.
“Bradfield City sits at the centre of innovation in Australia,” Car said.
Plenary secured the government’s first land release at Bradfield for its 5.7ha mixed-use City Precinct in a $1-billion deal.
The precinct will comprise 1400 homes, office and retail space, hospitality venues and a university campus, for which a partner is being selected.
The Western Sydney Airport Line, which passes through Bradfield, was originally scheduled to open alongside the airport but has been delayed until 2028.
The Outer Western Sydney Alliance recently said abundant housing and employment potential surrounding the new airport was being constrained by infrastructure gaps.
Civil infrastructure works for a third of Bradfield City have been completed.
Knight Frank is representing the state in the deal for the 6.7ha greenfield site.
Expressions of interest for the Enterprise Precinct are due close on December 11.
