Green Light for 13-Storey Highrise in Heart of Adelaide City Centre

A 13-storey residential tower with almost 40 per cent of its apartments designated as affordable housing has been approved for Adelaide’s CBD.
At a State Commission Assessment Panel on June 24, the tower, proposed by Beausight Investment, was waved through by South Australia’s State Commission Assessment Panel after receiving a positive review from SA government architect delegate Simon McPherson.
“I support the design approach for a podium built form that provides a human scale street interface, responds to the generally low scale of nearby built form and screens the above ground car parking,” he said of the 95-apartment building planned for 260 Franklin Street at the corner of Gray Street.
“I strongly support the provision of affordable housing ... and the mix of studio, one, two and three bedroom apartments, with the blend of typologies across floor levels that supports diversity including the intent to distribute affordable housing throughout the building.”
If built as approved, the tower’s first and second floors would contain 63 car spaces and floor-to-ceiling heights allowing an alternative use if fewer car parks are required in future.
McPherson was also glowing about that aspect of the project and its provision of windows to lift lobbies across all levels and linear balconies with integrated landscaped planters outside every apartment.

The tower, designed by Adelaide-based PACT Architects, would be less than 200m from the Adelaide parklands on West Terrace.
The project’s apartments would be on levels three to 12, with a 91.8sq m common area on level three. The ground floor would house a 300sq m shop, bicycle spaces and another four car spaces.
The northern portion of the 1328sq m site is an at-grade car park and the southern side is clear after with three houses on the site were demolished.
