Winim Files Mosman Resizers Apartments Plans

Winim Developments has lodged plans for a five-storey residential block in one of Sydney's most affluent suburbs.

The Neutral Bay-based developer is proposing the Rothelowman Architects-designed project in nearby Mosman on Sydney’s lower north shore.

The 809.3sq m site at 87 and 87A Cowles Road currently has two existing strata blocks on it, one with two apartments and the other with six apartments.

The plans comprise 15 apartments in a mix of one, two, three and four-bedroom apartments, including a four-bedroom penthouse.

The third and fourth storey will include adaptable units. The building will have two basement levels of car parking. 

“We are looking to create quality, spacious residences primarily for our valued owner occupier customers who desire a Mosman address, ” Winim development manager Kip Laverack said.

“As North Shore locals, we have an intimate understanding of the customers’ expectations in this area.”

The project will have fifteen apartments, most with either three or four bedrooms, to cater to families looking for larger apartment spaces.

The development cost is listed on the application as $12.1 million and includes a full demolition of the existing blocks and removal of some trees.

The site has frontage onto Gurrigal Street and is 60m from Military Road and public transport. It is also near the Mosman Village Green and Memorial Park. 

The application documents also noted that the Mosman Council's local housing strategy had found that despite the prediction that household sizes will shrink, that there was increased demand for larger apartments in the suburb.

This was put down to the fact that many families were opting for apartment living after being priced out of detached housing and that others were resizing—moving into smaller or more compact spaces, saving the cost of the upkeep of a larger home.

Mosman, 8km north-east of the CBD, has long been an attractive suburb for developers and investors in the residential sphere. 

Helm Properties recently lodged a $26-million, three-storey apartment complex overlooking Mosman Village Green while Sun Property Group lodged plans for a 34-unit luxury residential and retail project in the suburb in June. 

As well as the Cowles Road project, Winim currently has 11 active projects on the North Shore in various stages of planning and construction, including three projects in Willoughby and Naremburn.

In addition, several projects are due to launch on the upper North Shore over the next six months.

Winim is working on a Rothelowman-designed transformation of a landmark 1905-built duplex at 112-114 Wycombe Road, Neutral Bay.

The proposal comprises alterations and additions limited primarily to the interior and rear of the property with nine new two, three and four-bedroom apartments across three levels—including a top level, full floor penthouse.

In January, Winim Developments bought the Newcastle Beach Hotel.
