Decade On, Conquest Plots Upsizing for Lidcombe Apartment Scheme

Developer Conquest has revealed plans for a part 24, part 26-storey scheme at Lidcombe in Sydney’s west that would grow its project on the site that won approval more than a decade ago.
The 5 Olympic Drive site on Dharug land is about 650m from Lidcombe station and fronts the arterial A6 Olympic Drive.
The scheme would yield up to 344 apartments under a dual-key option from a base of 267 units. Ten per cent (27 units) would be allocated as affordable housing.
Build-to-rent apartments would comprise 40 per cent of the total residential yield.
The lower and upper ground levels of a 6-to-11-storey podium would include a supermarket, nine retail tenancies and a 60-capacity childcare centre for a total 5746sq m of non-residential floor area.
Two-bed units would make up 45 per cent of housing typology; 23 per cent would be single bed, 22 per cent studios and 10 per cent would be three-bedroom homes.
Six basement levels would provide 359 residential, 195 supermarket and retail, and 15 childcare centre car spaces.
The proposed development is on an eigh-lot, 5387sq m site, about 15km west of the Sydney CBD and 9km south-east of the Parramatta CBD.
Six homes and a motel would be demolished to make way for the mixed-use tower.
A concurrent rezoning proposal has filed to change the site’s high-density residential zoning to a mixed-use zone.

Conquest’s plan adds 20 storeys and triples the floor space ratio to an approved five and six-storey residential development for 85 apartments granted in 2015.
The site, which Conquest acquired in 2025-26, has grown by three more lots— about 1300sq m—since that approval.
DKO has designed a brick podium with arched facades inspired by the heritage-listed 19th century St Jaochim’s Church and 1930s Lidcombe Hotel.
Off-white precast concrete panels and dark bronze window frames would envelop the tower.
Four shoptops between 9 and 11 storeys line the John Street precinct less than 300m from the site.
Last year, Conquest unveiled a $1-billion redevelopment at Eastlakes Shopping Centre, less than 18km away.
The developer has costed the 5 Olympic Drive project’s commercial component at less than 20 per cent of the total estimated $198 million cost to build the entire project.
