Four residential precincts with potential for 11,000 new homes have been fast-tracked for rezoning under the NSW Government’s State Significant Rezoning Policy.
The Department of Planning, Housing and Infrastructure will lead work on rezoning more than 245ha at Westmead South Precinct, Glenfield West, Tallawong Town Centre and Warwick Farm.
Department deputy secretary Monica Gibson said the rezonings were opportunities to unlock more homes and provide more sustainable and mixed-use development “alongside existing transport links and services in well-located areas”.
The Westmead South Precinct rezoning, south of the train and metro station, is the largest at 125ha. Affordable housing is to be a feature of the new precinct.
A Landcom-owned 85ha site at Glenfield West will eventually carry a mix of terraces, apartments and detached homes. The precinct was rezoned in 2021, but plans are changing to emphasise homes, while retail and commercial activations are being scaled back.
A 31.8ha parcel around the Tallawong metro station is being assessed for rezoning with the potential for higher density residential use. Landcom has been developing the area since 2018.
And at Mannix Parade at Warwick Farm, a 3.9ha site has been put forward by Homes NSW as a potential location for 670 new homes, including more than 200 social homes, and a new park. The site currently holds 74 social homes, which would be replaced by apartment towers under the plan.
“We are working closely with councils and other stakeholders to accelerate these proposals, enabling more housing choice, open spaces, and jobs for communities across south and north-west Sydney,” Gibson said.
“Housing in more well-located areas is critical to keep Sydney functioning, so that more people can live close to their place of work.”
The NSW Government began fast-tracking rezoning under the State Significant Rezoning Policy in September of 2024. The policy works alongside the Social and Affordable Housing Program, introduced in May 2024,which facilitates rezoning for government agencies.
Twenty-eight projects are under assessment under the programs so far, equal to potentially 56,000 homes and 71,000 jobs.
The announcement comes off the back of a flurry of recent high-profile rezoning proposals led by government. This month, plans were announced to rezone the Burwood North Metro Precinct, with up to 15,000 homes in play, and a 10,000-homes plan around the Woollahra “ghost station”.
In July, five rezoned precincts with potential to carry a collective 7800 homes were proposed.
