A power station, a NSW South Coast beach precinct and pockets of Sydney will be rezoned by the NSW State Government to make way for 7800 new homes.
So far, 24 projects have been progressed under state rezonings, which are assessed by a Department of Planning, Housing and Infrastructure evaluation panel.
The next five precincts to be assessed are Beverly Hills Town Centre (West), a site next to Sydney Markets, Shoalhaven Street Precinct (Kiama Depot), the former Wallerawang Power Station, and Eden Estates in Wallsend.
Sydney Market-side Site, Flemington
The mixed use development, just south of Sydney Olympic Park is expected to have 1500 homes, 20,000sq m of non-residential floor space and open green space.
The proposal seeks to amend planning controls in the Strathfield Local Environment Plan 2012 to rezone a portion of the Sydney Markets site.
Keylan is listed as the owner of the 250-318 Parramatta Road, Homebush West site within Strathfield Municipal Council.
Beverly Hills Town Centre West
The 1.6ha-strip southwest of Sydney near the M5 Motorway and Beverly Hills Station is expected to have 500 homes along with retail and commercial floorspace.
Mecone Group is acting on behalf of Beverly Hills Owners Association Incorporated, the owners of the 407-511 King Georges Road Beverly Hills within Georges River Council.
The proposal seeks to amend the development provision in the Georges River Local Environmental Plan 2021 to increase the height limit and building floor space ratio.
Eden Estates, Wallsend
In the western suburbs of Newcastle 574ha of vacant land will be rezoned for 4200 new homes, green space and community facilities in Hunter region.
The proposed new Eden Estates community includes affordable and key worker housing on the vacant site at 144 Boundary Road, Wallsend, 35-35B Frederick Street, Glendale and 1 Glendon Crescent, Glendale.
Eden Estates (Newcastle) Pty Ltd led by Simon Ainsworth, Terence Goldacre and Robert Stanton are listed as the landowners.
Shoalhaven Street Precinct, South Coast
The 2ha Kiama Depot, within walking distance of Kiama Beach and the train station will become infill residential for a yet to be determined number of homes.
A range of housing will be built on the Council of the Municipality of Kiama-owned site, which is currently zoned for industrial purposes.
Former Wallerawang Power Station
The former Wallerawang Power station site is expected to have 1260 homes along with a multipurpose precinct including tourism and recreation opportunities around Lake Wallace.
The plan includes a proposal to repurpose an existing cooling tower into information and education facilities, and a function centre.
The reuse of the former power station supports the post–mining strategies of both the Central West and Orana Regional Plan 2041, and the Lithgow Emerging Economies Transition Plan.
The 620ha site is owned by Greenspot Wallerawang, Water NSW, NSW Electricity Operations and Perpetual Trustee Limited in the Lithgow City Council region.
Earlier this year, Port Kembla Land Transformation Project, the WestConnex Dive Site, Camperdown and Nowra Riverfront Precinct were announced in the rezoning pathway.
The State Significant Rezoning Policy, introduced in September 2024, aims to fast-track the rezoning of key precincts, and existing planning proposals delayed in the planning system.
These new sites build on the NSW Government’s earlier announcements of state–led and state–assessed rezoning projects.
NSW deputy secretary Monica Gibson said they were fast–tracking the rezoning of land in high–demand areas across Sydney and regional NSW.
“We’re working closely with councils and other stakeholders to deliver more well-located homes and jobs for communities in Sydney and across NSW,” Gibson said.
“We are also working with applicants to address long-standing, complex challenges by stepping in to lead rezoning in areas that have high potential for growth.
“We’re streamlining processes, cutting through red-tape, and bringing together key state agencies to help in the delivery of more homes, where they are needed.”
