Demand Drives Coolangatta Boutique Midrise Plans

A boutique infill apartment proposal has been filed for Coolangatta amid sustained demand for medium-density residential projects on the southern Gold Coast.
The eight-storey development comprising eight apartments is slated for a 562sq m site at 18 Haig Street.
It has been lodged by two Sydney-based entities—led by Gojko Marjanovic and Jeremy Yuen-Shin Qek, respectively—which property records indicate acquired the site last year for $3 million.
The scheme designed by Exedra Studios comprises six two-bedroom apartments and two three-bedroom apartments.
“This proposal represents an excellent opportunity to provide medium intensity residential infill accommodation in keeping with the scale of existing development and recently approved/constructed development,” a planning report prepared by Tactica Planning and Development.
Under the Gold Coast City Plan, the site is zoned Medium Density Residential, with the proposed use identified as code assessable—reflecting council’s intent to accommodate similar forms of infill development in the area.

While developments of fewer than 10 units are not required to provide communal open space, the scheme includes a 54sq m rooftop terrace with a northern aspect, aimed at enhancing the development’s resident amenity and market appeal.
The upper-level three-bedroom apartments have been designed with additional rooftop recreation decks, one of them with a pool.
Below the six residential floors, two lower levels would provide building access as well as parking for 12 cars—including 10 for residents and two for visitors.
If approved, the proposed development would replace an existing ageing walk-up apartment block with five units with two bedrooms and a single three-bedroom unit.
Last month at Coolangatta, S&S Projects lifted its Rainbow Bay development pipeline to more than $1 billion, paying $20.2 million for a site at 209–213 Boundary Street.
A luxury residential scheme is planned for the site, the developer’s fifth acquisition in the Rainbow Bay precinct on the southern Gold Coast during the past four years as it continues to expand its residential workbook.
Also last month, Sherpa Group filed its largest proposal to date, a $350-million residential project planned for a 2029sq m corner site on Griffith and Warner streets. The 26-storey tower, dubbed Flourish Vivere, would comprise 194 apartments.
The proposal follows the group’s $27 million acquisition of the site in 2025.
