S&S Projects Expands Rainbow Bay Pipeline with $20m Buy

S&S Projects has lifted its Rainbow Bay development pipeline to more than $1 billion, paying $20.2 million for a site on Boundary Street at Coolangatta.
A luxury residential scheme is planned for the site, the developer’s fifth acquisition in the Rainbow Bay precinct on the southern Gold Coast during the past four years as it continues to expand its residential
S&S Projects has delivered three completed, sold-out projects in the precinct to date—Flow, Awaken and Esprit.
It is currently progressing Radia, a $215-million apartment project comprising 38 residences, which is being built by Hutchinson Builders and is scheduled for completion in 2027.
The latest acquisition at 209–213 Boundary Street and S&S Projects said it was finalising plans ahead of a development application expected to be lodged within weeks.
The proposed scheme is planned to deliver 88 apartments and will be the company’s largest project at Rainbow Bay to date.
The project is expected to include a rooftop garden and a wellness-focused amenity offering, including a resort-style pool and landscaped communal areas.
The site is within walking distance of Rainbow Bay and Snapper Rocks, an area that has seen sustained apartment development activity in recent years.

S&S Projects founder and director Paul Gedoun said the company had maintained a consistent development focus at Rainbow Bay since its initial entry into the precinct.
He said the new project continued the group’s staged development approach across its landholdings in the area.
The company’s broader Rainbow Bay portfolio now includes completed projects and active construction sites, forming part of its wider residential development pipeline across South-East Queensland.
The combined value of its Rainbow Bay activity is now estimated to exceed $1 billion across landholdings, completed projects and projects under construction or planning.
The latest development is expected to be formally launched in the second half of the year, subject to planning approval and final design outcomes.
