Sherpa Reveals $350m Tower Plan for Coolangatta Debut

Sherpa Group has filed its largest proposal to date, a $350-million residential project at Coolangatta in its southern Gold Coast heartland.

The proposal follows the group’s $27 million acquisition of the site in 2025.

Planned for a 2029sq m corner site on Griffith and Warner streets, the 26-storey tower, dubbed Flourish Vivere, would comprise 194 apartments.

The project will extend Sherpa’s Flourish brand that includes Amargo, Oasis and the Avenues at Palm Beach, as well as Symphony in Brisbane.

Designed by HAL Architects, the project would include a mix of one, two and three-bedroom apartments, premium Canopy residences and penthouses that would target a multigenerational market.

Sherpa Group founder Christie Leet said the Gold Coast’s strong population growth and lifestyle appeal were driving price increases and shaping the group’s strategy.

Leet said the company’s aim was to ensure local buyers were not priced out of prime coastal locations through its Flourish product.

He said the Coolangatta project was the next stage of the group’s expansion and its first development in the suburb.

Plans include a rooftop amenity offering with a residents’ lounge, dining areas, pool, gym and wellness facilities including sauna and steam room.

The site is withing walking distance of beaches, retail and dining, including The Strand at Coolangatta.

Leet said the project had been designed to prioritise wellness, lifestyle and community outcomes.

The application is now before the Gold Coast City Council, and LPS Group has been secured as builder.

Sherpa Group has delivered 16 residential projects over the past seven years and holds a pipeline of about $1 billion as it continues to expand in supply-constrained markets.
