BVN Dominates Pyrmont After Toohey Miller Tower Win

Designs for a Toohey Miller tower in Sydney’s Pyrmont have been revealed, with BVN Architecture getting the nod for the highrise at 26-38 Saunders Street.

Planning controls for the site, finalised by the City of Sydney in late 2025, allow a structure up to 123m and 36 storeys on the western fringe of the Sydney CBD.

The Pyrmont Point project will include a porous podium and a hidden courtyard, according to developer Toohey Miller. The tower, planned for a 2029 completion date, would overlook the new Fish Market, also designed by BVN.

The Ultimo Pyrmont Planning Strategy was endorsed by the city in October 2025, giving site-specific controls to several projects around Pyrmont. 

Under that plan, 4800 homes will be built around the Metro station, which is projected for a 2032 opening.

The strategy also called for the transition of the Wentworth Park greyhound racetrack to public green space, the rehabilitation of the currently unused Glebe Island Bridge into a pedestrian footbridge, and more funding for school infrastructure in the area.

Toohey Miller has been pushing boutique apartment projects in well-heeled suburbs through the court system, and it has projects under way at 329 Liverpool Street at Darlinghurst and 4 Barncleuth Square at Elizabeth Bay.

The developer also has high-end apartment schemes under development at Paddington and Mosman.

It’s also the latest of several projects in the area to receive the BVN treatment. A significant wave of uplift and redevelopment is hitting Pyrmont and Blackwattle Bay, with the new Fish Market opening the precinct up for a residential rush. Design for that project was handled by 3XN GXN in collaboration with BVN and ASPECT Studios.

Mirvac was announced in December as the developer for the 1400-home project that will replace the former fish market, while Landream exhibited plans in January for a $900-million scheme at a former quarry and transport depot at 14-26 Wattle Street, also designed by BVN.
