Brisbane Airport Fast-Tracks New Industrial Precinct Plans

The complete sellout of its first industrial stage has prompted Brisbane Airport to fast-track a new 25ha precinct, with Stage 2 of Airport Industrial Park now open to market amid surging demand for logistics, supply chain and manufacturing space across South East Queensland.
Stage 1 attracted tenants including Australia Post, Martin Brower, Sadleirs, Tile One and 4WD Supacentre.
Brisbane Airport will immediately move ahead with the development of the first Stage 2 lots, providing up to 10 premium tenants with opportunities across 27,000sq m of lettable area.
Brisbane Airport executive general manager commercial Scott Norris said demand for well-located industrial land with direct access to the airport, major highways and the Port of Brisbane is expected to be strong.
“These first two opportunities for large-scale warehouse facilities range from 4500sq m to 5500sq m and a mix of mid-size warehouses ranging from 1400sq m to 2200 square metres. We’ll also be targeting 5 Star Green Star certification,” Norris said.
“In addition to these opportunities, we’re offering the market flexibility to custom design and build facilities for a range of industries, in a precinct which continues to attract quality tenants who value connectivity.”
The Green Star target reflects Brisbane Airport’s broader commitment to sustainable design across its industrial portfolio, offering tenants lower operating costs and stronger alignment with the ESG reporting frameworks increasingly required by institutional investors and major occupiers.
Norris said the connectivity offer sets the precinct apart at a time of acute land scarcity along Australia’s eastern seaboard.
“Brisbane Airport is Australia’s most connected domestic hub and the third busiest airport in Australia,” he said.
“It’s a suburb in its own right and, while it’s best known for holiday departures, we’re also actively delivering one of the last premium industrial precincts of scale in South East Queensland, with airside access, 24/7 operations and links to road, sea port and rail.
“This investment will play a key role in keeping Queensland connected, with demand for supply chain, logistics and manufacturing facilities continuing to grow at levels we haven’t witnessed in more than a decade.”
The launch forms part of a $5-billion investment program being rolled out across the 2700ha precinct over the next five years, encompassing more than 150 Future BNE projects.
Over the next three years, Brisbane Airport’s in-house development team will release a further 30ha of purpose-built industrial capacity to market.
Norris said workforce amenity is becoming an increasingly important factor in precinct selection, with the character of industrial development shifting towards mixed-use environments.
“The aesthetic nature of industrial is changing, so making sure there are mixed-use elements for the people who work there, including lifestyle elements, and access to food and retail, is important for industry,” Norris said.
“These sites offer customised development options with development support from start to finish, and workers are close to 170 shops and dining choices at Skygate, making it a convenient hub for logistics, business and industry.”
