Werribee Water Tower Project Back Before Council

A developer has returned to the Wyndham City Council with amendments for its Werribee water tower housing project. 

The plans for the 9596sq m site at 3 Tower Road now comprise 60 townhouses, up by two on the previously filed plan for 58, as well as minor internal changes to layouts. 

A heritage-listed water tower on the site was incorporated into plans designed by IN8 Architects and filed in March of 2022. 

The townhouses would be sited behind the tower and a one-storey office building next to it. 

Earlier, the council failed to make a timely determination, leading to an appeal being filed with the Victorian Civil and Administrative Tribunal. The proposal was then amended and a planning permit granted in March of 2023.

Initial costs for developing the project were estimated at $15 million but the new amendments take that to $17 million, according to documents now before the council.

The site was last sold in December, 2020 for $4.95 million, according to CoreLogic property records.

ASIC records show that I.D. Wright Investments Pty Ltd owns ALFIE77 Pty Ltd that is listed as the applicant for the project on council records. 

The Urban Developer contacted Ian David Wright, who is listed as the director.

Werribee and other suburbs within the City of Wyndham are experiencing an increase in development as it grows.

The region is well positioned as a commuter centre while the City of Greater Geelong grows and the City of Melbourne reshapes how the CBD and surrounding suburbs will look.
