Time & Place Reveals Builder for $500m Melbourne Tower

Time & Place Melbourne

Time & Place has appointed a builder for its $500-million Melbourne residential development Park Modern. 

Hacer will undertake the build at 11-27 Dorcas Street, South Melbourne, where the developer amalgamated four parcels to create the 2398sq m site.

Hacer is working on developments such as Perri Projects’ 17 Bennetts Lane mixed-use development, and Hayball and Local’s build-to-rent apartment development at Kensington, as well as being part of redeveloping a former Melbourne liquorice factory. 

Time & Place’s Bates Smart-designed project on Dorcas Street comprises two “sculptural” towers 1.6km from Melbourne CBD.

The 17-storey towers will include 230 one to four-bedroom apartments up to 300 square metres. There are two sub-penthouses planned for below a double-storey penthouse, as well as a wellness club as part of the project.

The two towers will be connected by a central garden bridge and there will be retail on the ground floor.

Demolition works on the site have been completed. In the wake of the Hacer appointment, Time & Place hope the first residents will be moved in by early 2028.

Park Modern was approved in January via the Victorian Government’s accelerated Development Facilitation Program pathway. 

Time & Place also secured approval for its $150-million Glen Iris shoptop development via that pathway last year.

The “modernised Art Deco”-style residential building would be a sophisticated, amenity-rich village at South Melbourne, according to Time & Place founder Tim Price. 

“This is the last opportunity to create a new residential address on the Botanical Gardens,” Price said. 

“We’ve spent seven years curating the land and a design that will feel as right in 20 years as it does today.”

Time & Place has also been busy in Sydney, planning a second Manly development this year after beginning construction of its $100-million Two Tides development, as well as securing NSW State Significant pathway status by adding affordable to its 13-storey Potts Point project.
