Greenfield Projects Revealed for Central, South Coasts

Two seperate major housing development plans have been filed on the South and Central coasts of New South Wales.

On the South Coast, Park Hill Property has filed plans for a 338-home residential development in a growing City of Wollongong suburb.

Meanwhile at Lake Munmorah on the Central Coast, developers are seeking permission for a subdivision that would deliver 283 residential allotments in preparation for a new housing development. 

The news comes after the NSW Goverrnment allocated $3 million in funding to help deliver 24,000 new regional homes. 

“Regional NSW plays an important role in the housing supply story for the state and in making sure that NSW meets its targets under the National Housing Accord,” Minister for Planning Paul Scully said.

At Yallah, 20km south of central Wollongong on the South Coast, Park Hill Property has filed a concept development application with the City of Wollongong Council.

It proposes a minimum of 338 low and medium-density homes and a 24,500sq m gross floor area of industrial land, with new road infrastructure. 

Park Hill Property Group is acting on behalf of 164 Yallah Rd Pty Ltd and ATF Yallah Development Unit Trust, according to the development application.

The residential lots would be delivered in four stages.

The site is a south-western suburb of Wollongong, on the shore of Lake Illawarra, and was formerly the home of an abattoir.

It is within the West Dapto Release area of the Wollongong City Council local government area, a series of neighbouhoods identified for planning. 

It is also in an area designated as Stage 5 of the Yallah/Marshall Mount Precinct, which is intended to support a “viable local centre” requiring 4000 homes in the precinct. 

Changes have been made to the Local Environment Plan to allow medium and low-density residential land use zonings and changes supporting heights, floor space ratios and lot size controls in the area.

On the Central Coast, a consortium of developers are plotting a housing development at 315-325 Pacific Highway, Lake Munmorah.

Rose Living, associated with Stuart and Bryan Rose of Rose Group, alongside Alda Properties (Lake Munmorah), and Urban Land Redevelopment have teamed to develop the site. 

The 27.2ha site is an amalgamation of five lots. 

Residential lot sizes range from 450sq m to 1231sq m, with the majority (178) from 450sq m to 550 square metres.

About a third will have an area of 600sq m or more and will be of sufficient size to accommodate potential dual occupancy development, according to the developers. 

If all of these allotments were developed as dual occupancies, the total number of homes would be 372.

A public park is also proposed as a part of the development.

A State Planning Agreement has been negotiated and finalisation is pending lodgement of this development proposal with Central Coast Council, outlining Pacific Highway intersection and other road modifications.

According to the development application, the proposals provide “a high quality and varied residential environment, attractive streetscapes, opportunities for a variety of housing types, a coherent and safe movement system and the protection of the significant environmental features of the area”. 

It is now before the Hunter and Central Coast Regional Planning Panel.
