Buy to the Sound of Cannons: Molti’s Counter-Cyclical Move to Melbourne

Where some see only rain clouds, Molti sees the potential rainbows—and the pots of gold at the end of them. While much of Victoria’s development sector has adopted a wait-and-see approach amid challenging market conditions, the boutique developer is moving decisively. The company’s recently filed plans for six luxury townhouses at Armadale in Melbourne’s south-east, another contrarian bet on the city’s premium residential market—one that Molti managing director Ben Teague believes will pay dividends as market conditions improve. “While others have been retreating, we see this as a sweet spot in timing—a counter-cyclical opportunity and an inflection point in the Melbourne market,” Teague tells The Urban Developer . “For developers with a clear strategy and focus, and a patient approach to capital, this is precisely the moment to move.” The Carr-designed Armadale project, filed with the City of Stonnington in June, would comprise six substantial townhouses on a 1731sq m site at 32 Mercer Road. Each home would include more than 330sq m of living space, four bedrooms, four bathrooms, private basement garages, dedicated gyms and outdoor pools—reflecting Molti’s focus on premium, architecturally driven developments. Teague points to stabilising construction conditions, improved trade coverage and normalised pricing as key factors underpinning the decision to lodge plans now. ▲ Rendering of the Armadale scheme. It appears as a single-detached home that blends into its streetscape, architects say. “We’re seeing early signs of stabilisation across Victoria’s residential market—particularly in premium suburbs where quality owner-occupier demand remains resilient,” he says. “Lodging now allows us to capitalise on a planning and pre-sales window that aligns with a forecast uplift in sentiment and demand over the next 12 to 24 months.” Strategic geographic diversification The Melbourne move forms part of Molti’s broader geographic diversification strategy, with the company now operating across premium markets in Byron Bay, Noosa, Brisbane, and Melbourne. “Each of our markets moves to a different rhythm, with its own supply-demand dynamics, planning nuances and buyer behaviours,” Teague says. “By spreading exposure, we can balance capital deployment and remain agile in responding to changing market conditions.” The strategy appears to be working. Molti recently secured Brisbane City Council approval for its debut Queensland apartment project, at Kangaroo Point—five full-floor residences on a riverfront site that capitalises on the city’s Olympic-driven growth trajectory. Molti is adapting products to each location. ▲ Rendering of Molti ’ s proposed six-storey Brisbane development debut, at Kangaroo Point. “In Melbourne’s premium inner suburbs, the market responds best to generous, design-led townhouses that live like houses,” Teague says. “By contrast, in locations like Kangaroo Point at Brisbane , the opportunity lies in view-oriented, vertical apartment living for downsizers and lifestyle-focused buyers.” Patient capital advantage Central to Molti’s counter-cyclical strategy is the company’s structure and investor base. Founded in 2021, Molti operates with a lean internal team supported by a “strong and small core group of aligned investors and capital partners who support us on this journey”. “That allows us to take a patient capital approach to every opportunity—we’re not under pressure to ‘feed the machine’ or chase volume for the sake of it,” he says. This extends to Molti’s partner selection process, with the company prioritising long-term relationships over transactional arrangements. A case in point is choosing Carr for the Armadale project—the renowned practice is handling the architectural and interior design. It’s the third collaboration for the two, alongside Kangaroo Point and a Toorak development now in the initial design phase. “We don’t just choose names with reputation, we choose partners who deeply understand our product, our buyers, and the level of quality we’re trying to deliver,” Teague says. “That alignment allows us to remain lean internally while still operating at a high level across multiple markets.” Delete Market positioning for the next cycle Molti’s current market positioning reflects a belief that Melbourne’s premium inner suburbs will outperform as market conditions improve. The company’s focus on blue-chip locations such as Armadale and Toorak—it has secured sites at 11 and 13 Denham Street at the latter—represents a calculated bet on established wealth corridors. The off-market nature of both deals reflects a relationship-driven approach to site acquisition, with the company spending over a year building connections across Melbourne’s premium property sector before making a move. “We take a long-term view on Melbourne’s premium inner-ring suburbs, and we believe those who act decisively now will be best positioned when the next cycle accelerates,” Teague says. Molti positions itself as a ‘new generation’ developer focused on enhancing human connection through the built environment—a philosophy that translates into substantial homes with generous proportions and thoughtful amenity. “Ultimately, our focus is on quality over quantity,” Teague says. “We’re here to create future heritage value in buildings, not just deliver stock.” It’s no secret that Victoria’s residential market is somewhat challenged right now but, for Teague, the current market conditions present opportunities on which he’s ready to capitalise. “We’re focused on the fundamentals, and right now we see strong revenue growth potential over the next three to five years,” he says. “Construction conditions have stabilised significantly, with excellent trade coverage and a market that’s very receptive to pricing new projects. That gives us greater cost certainty and delivery confidence—which is critical in our sector.”
