Sentinel Australia to Divest Gold Coast BtR Site

It was to be their Gold Coast debut, but build-to-rent juggernaut Sentinel is selling off its DA-approved site at Robina. 

The 300-apartment build-to-rent development next to Robina stadium won approval in October 2023, and was to add to the fund manager’s growing Australian portfolio of more than 1600 apartments nationally. 

The nine-storey project was designed by Cera Stribley and comprised two buildings, connected by a podium. 

The 1.44ha site at 5-8 Stadium Drive comprises four freehold sites adjacent to the CBUS Super Stadium and within the Robina Stadium Village precinct. 

Sentinel Australia has three operational build-to-rent communities, two at Subiaco and one in West Melbourne. It also has an approval for a 12-storey, 240-apartment development in RenewalSA’s Bowden precinct in Adelaide.

Work is due to start on South Australia’s first institutional build-to-rent project mid-2026. 

The expressions of interest campaign for the Robina site is being managed by Colliers’s Steven King, Brendan Hogan and Jackson Robinson. 

“Opportunities of this scale, especially ones with existing approvals so close to major amenity, are getting scarcer in central Gold Coast locations,” King said. 

“The site provides flexibility for a range of development outcomes, including build-to-sell, aligning with current market conditions. 

“The offering is also underpinned by established infrastructure, including rail and bus transport links at the doorstep of the Stadium Village precinct.”

King said they were expecting strong interest from both local and national parties looking for a major development site on the Gold Coast. 

Colliers’ Brendan Hogan said the site would be a strategic holding, which has backing for high-density housing, but could also be reconfigured. 

Robina’s stadium has also been earmarked for the 2032 Olympics in addition to the new $480-million Gold Coast Arena.

Earlier this year, Gold Coast Mayor Tom Tate announced the Amplify GC consortium as the preferred proponent for the new stadium, comprising Plenary Group, Live Nation, Built, Cox Architecture and 3XN. 

The consortium is now working with the City of Gold Coast’s investment and economic development arm, Invest Gold Coast, to move the proposal forward.
