Marquee Files Midrise Tower Rethink for Palm Beach

Less than two months after filing its latest Gold Coast tower plans, Marquee Development Partners has upscaled its midrise vision in the development hotspot.

Adding five storeys to its original scheme, the new application for the Palm Beach site is seeking approval for a 14-storey tower with 40 two, three, four and five-bedroom apartments.

By comparison, its initial proposal filed with the City of Gold Coast in mid-December was for a mix of 31 two, three and four-bedroom units across nine storeys.

The amalgamated site spans three lots totalling 1236sq m at 444-448 The Esplanade, directly across the road from the beach in a medium-density residential zone.

According to a planning report prepared by Urban Planning Services, the increased residential yield achieved from Marquee’s development rethink aligned with the South East Queensland Regional Plan aim of “accommodating the region’s urban growth needs in an efficient manner”.

“The proposed development affords greater density and diversity along the seaside location making a positive addition to the housing stock in the form of high-quality apartment living,” it said.

“Residential apartment living opportunities such as that proposed by this development application are meeting an evident local housing need.

“Furthermore, the proposed development, taking the form of a highrise apartment building, delivers substantial investment to achieve clearly desired outcomes for the increased urbanisation of the ‘seaside urban centres’.”

The Brisbane-based developer—led by Jacques Winterburn—has again tapped architecture studio Ellivo to design the latest scheme for the site.

“Inspired by the surrounding natural environment, the design uses dynamic sculptural elements, fluid stacking and iridescent tones to create a bold architectural form that reinforces understated luxury,” a design statement said.

“The curved and angular blades reference the billowing sails of a boat under tension, shaped by wind and movement.

“As light changes throughout the day, the curved surfaces capture highlights and shadow in a manner that animates the skyline presence, ensuring the building reads as a fluid, evolving form rather than a static object.”

Communal recreation space on level two would feature a swimming pool and deck, spa, sauna, ice bath, barbecue and dining area, gym, pool room, bar and lounge as well as work-from-home pods.

Carparking across three basement levels and the ground floor would provide 91 resident spaces and 6 visitor bays.

Meanwhile, construction of Marquee’s 14-level La Belle development with 75 apartments is well advanced at 332 The Esplanade, Palm Beach, and due for completion this year.
