Modernist Plans Up the Design Ante in Gold Coast Hotspot

Modernist midrise plans are among two new proposals upping the design ante in a seemingly unstoppable Gold Coast development hotspot. The sleek four-storey scheme—featuring tapered slab edges and a minimalist design—comprises 37 one, two and three-bedroom apartments. It is slated for a 2234sq m site spanning four lots bookended by Tallebudgera Drive and Murlong Crescent at Palm Beach, the city’s midrise urban renewal mecca. According to the plans lodged by a Gold Coast-based entity led by David Sipinkoski, the proposed development is to be known as Crescent and would sit across the road from the southern sandy banks of Tallebudgera Creek. “Perspectives and elevations reflect a contemporary and climatically responsive medium-rise building form… positioned over a low-set basement,” a planning report said. “The building is comprised of four residential levels and a common rooftop recreation level. “Elevations are treated with a combination of architectural features—including tapered slab edges, screens and elevated landscaping that enhance the architectural distinction of the building and its contribution to local identity and sense of place.” ▲ A rendering of the sleek four-storey By Culprit-designed scheme proposed for the northern end of Palm Beach. With just under 60 per cent of the unit yield allocated to one and two-bedroom apartments and the balance to three-bedroom units, the proposal is aimed at catering “to the needs, lifestyle requirements and differing levels of affordability of a wide range of household types”, the application said. Overall, the proposed development would provide 1455sq m of communal open space, including terraces, landscaped gardens and a rooftop pool, hot and cold spas, zen garden and yoga deck, herb garden and barbecue area. Ninety-two parking spaces would be provided in two basement levels. The site at 34-36 Murlong Crescent and 77-79 Tallebudgera Drive is occupied by a mix of 1960s to 1970s-built one and two-storey unit blocks that would be demolished to make way for the planned midrise development. Meanwhile, at the other end of the Palm Beach strip, an entity linked to Robert Steer, who heads Steer Developments, has filed a nine-storey proposal comprising 40 two and three-bedroom apartments. The Plus Studio-designed scheme dubbed Jardin is earmarked for a 1242sq m site fronting 1221 Gold Coast Highway and 234-236 Jefferson Lane. ▲ A rendering of the proposed nine-storey Jardin tower of 40 apartments. “The development, referred to as Jardin, takes inspiration from its namesake, embracing landscape as a central design feature,” the documents said. “A tiered facade treatment along the Gold Coast Highway incorporates cascading greenery, complemented by vertical planting up the central spine of the building. On Jefferson Lane, the ground level is generously landscaped, enhanced by two additional vertical spines of greenery. “Together with an architectural language inspired by French coastal living, these elements create a refined and contemporary building that makes a meaningful contribution to the evolving character of Palm Beach.” Under the plans, it would include a 133sq m communal recreation area on the ground level adjacent to Jefferson Lane with a gym, pool and deck, barbecue area and sauna. Parking would be for residents across two basement levels with 73 bays along with seven ground-level visitor spaces. If approved, Jardin would replace three houses that occupy the site’s three lots.
