Shoptop Planned for First Stage of South Coast Precinct

Plans have been filed for the first stage of a precinct in the NSW Sapphire Coast town of Eden. 

The $61-million shoptop residential plans for 19-21 Weecoon Street in the Snug Cove area is planned to be the first stage of a mixed-use project. 

If approved, the plans by Sydney-based Justice Fox Property Group will deliver a shoptop building with two residential blocks consisting of 57 apartments above two commercial tenancies. 

The proposed Stage 1 works will be on a 7815sq m site in the NSW South Coast town.

They are part of a much larger 18ha area dubbed the Eden Harbour Quarter, which will eventually be developed for commercial and further residential accommodation for tourists. 

These larger plans include a pub and accommodation, a hotel with a rooftop bar, a public promenade and road upgrades along Imlay Street.

The site is currently vacant land, having historically been used for industrial purposes, with foreshore at its northern boundary with Yallumgo Cove.

The current development application seeks the subdivision of the Weecoon Street allotments into three lots to prepare for the wider development. 

The rest of the project will be the subject of future land use development applications to Bega Valley Shire Council. 

While the latest development in Eden seems to be hitting the ground running, a development site at Imlay Street appears dead in the water.

The Sapphire of Eden project by Core Asset Developments faced 14 months of delays and a run-in at the Land and Environment Court, and the site, DA-approved for three luxury residential apartment buildings and a 78-room five-star hotel, is now on the market.

Regional areas of NSW, however, have proven attractive to developers in recent years as feasibilities in Sydney blow out. 

Winin Developments, for instance, filed residential plans for the South Coast town of Gerringong at the end of last year, as did Landcom, launching a $30-million build-to-rent project in Bomaderry.
