K2 Plots Triple-Tower Redevelopment to Top Sutherland Supermarket

A $193-milliion residential development up to 20 storeys would top a Coles supermarket under plans filed for a site in Sydney’s south.

K2 is behind the scheme for the 16-to 20-storey, three-tower redevelopment that would sit above the supermarket at Sutherland, about 27km from the CBD.

The 822-826 Old Princes Highway site on Dharawal land is about 200m from Sutherland station and less than a kilometre from the Royal National Park.

The 7014sq m nine-lot parcel covers the block bounded by President Avenue, Boyle Lane and Eton Street.

The three towers would be delivered in two stages.

Stage 1 would deliver two 16-storey towers of 117 and 112 apartments as well as a new Coles supermarket.

Stage 2 would comprise a 20-storey, 131-apartment tower and four ground-floor retail tenancies. The old Coles would be demolished after relocation to the new store.

The 360-apartment plans includes, 15 per cent (54 homes) as affordable.

PBD Architects has designed a brick and powdercoat podium and towers, making use of a 30 per cent bonus to height and gross floor area awarded for setting aside 15 per cent affordable housing.

A level one podium communal open space area of 3118sq m would include a pool, pickle ball court, gym, childrens’ play area and barbeque area.

Three basement levels would provide 489 car spaces; two thirds residential, one third commercial.

Almost two-thirds of apartments would be two-bedroom, a quarter would be three-bed and 11 per cent single bed.

Building heights would exceed existing controls by more than a third—a concurrent rezoning proposal was lodged to bring controls up to proposed heights of 58 to 70 metres.

Floor space ratios covered in the concurrent rezone would almost double existing controls from 3.5:1 to 5.9:1.

K2’s recently completed luxury 27-apartment Ava Five Dock project has been launched to market.

Less than 6km east along President Avenue, K2’s eight to 12-storey, 188-unit shoptop was approved last year on a site near Caringbah town centre.

Just to the north of the Caringbah project, secretary’s environmental assessment requirements (SEARS) were issued for a 22 to 24-storey shoptop in June.

Also in June, a two tower, 16-storey shoptop comprising 261 apartments about 800m away from the Coles site was declared state significant.

That declaration order also included six buildings of three to 30-storeys, 924 apartments, 5km northeast of the site.
