Walkways Face Axe as Stockland Reworks Brunswick Scheme

Stockland wants to remove two pedestrian links through its proposed Brunswick apartment development as further details emerge about the 223-home scheme.
The developer has filed an application to be exempted from building the north-south and east-west walkways through its 429-435 Albert Street site, which would provide connections between surrounding streets and Clifton Park.
The request is one of the changes revealed in the formal planning application for the project, which was first reported by The Urban Developer in July.
Stockland is seeking approval for an 11-storey apartment building containing 223 homes, replacing its VCAT-approved scheme for 129 apartments across eight- and nine-storey buildings.
The revised proposal comprises 61 one-bedroom, 133 two-bedroom and 29 three-bedroom apartments.
It includes 185 basement car spaces and 275 bicycle spaces.
The project is being assessed through the Victorian Government’s Development Facilitation Program, with the application to be determined by the planning minister.
Stockland has also proposed a contribution equivalent to 3 per cent of the estimated construction cost to the Social Housing Growth Fund.
Jackson Clements Burrows is the architect for the revised scheme.

The site is a former timber yard spanning about 4000sq m, which Stockland bought for $15 million in 2020.
The developer’s previous proposal was refused by Merri-bek City Council before VCAT approved a reduced scheme in 2022.
The current proposal would increase the approved apartment count by 94 homes and lift the building height by two storeys at its highest point.
The site is opposite Gilpin Park and beside Clifton Park, with the latter also adjoining the nearby LIV Albert build-to-rent development.
The formal application also proposes an all-electric building, water harvesting and electric vehicle charging infrastructure.
The application confirms the development would be delivered as a single building rather than the two-building form approved by VCAT.
