The race for the first NSW fast-tracked project to be completed is on and a Coronation Property Group proposal in Sydney’s inner west is shaping up to claim the title.
Upscaled plans are now on exhibition for Precinct 75, a major renewal project at St Peters.
The plans by Coronation outline the expansion of its redevelopment of the former industrial site it acquired last year.
Construction on the site at 67 and 73-83 Mary, 43 Roberts and 50-52 Edith streets began in August of last year.
Now, Coronation has gone back to the drawing board for an amended DA after the project was declared state significant by the Housing Delivery Authority this year.
As a shovel-ready project, Precinct 75 is potentially the first completed project under the HDA program, according to Coronation’s development application by Urbis.
Construction is expected to complete in July of 2027.
The latest amendments detail a considerable increase in build-to-rent housing—up from the 200 apartments under the approved plans to 471.
Although the amendments add 265 apartments, the scheme retains the overarching approved site layout, albeit with two more storeys proposed for Buildings 8 and C.
Buildings 6 and 7 would be converted from non-residential into mixed-use buildings, however the rest of the buildings—A and B—would be unchanged.
The changes increase floor area by 15 per cent or 4842sq m, decreasing non-residential floor space and changing internal layouts to fit the new use.
Of the 471 apartments, 16 would be affordable housing managed by a community housing provider.
Coronation is asking to amend building heights and floor-space-ratio maps to fit the increased residential space in.
The Precinct 75 build-to-rent component is to be managed by Coronation subsidiary Nation, which has delivered more than 550 homes and has a 1500-home pipeline for the next 12 months, according to Coronation.
The Cox Architecture-designed project is 1.5km north of Sydney Airport and 5km south-west of the CBD.
It will “retain the existing creative and eclectic character of Precinct 75” as well as a new community spaces, including a council-run studio for art classes and flexible gallery space, a publicly accessible through-site link dubbed Makers Lane and public green open spaces including dog parks.
Precinct 75 will also include a commercial-sized gym, paddleball court, cinema, co-working room, podcast studios, pool and sauna.
The St Peters area historically was predominantly industrial and commercial along with terrace and cottage housing but is transforming into mixed-use and apartments.
