Next Stage of Belconnen Precinct Goes Public

NDH Property Group, a joint venture partnership between Evri Group and KDN, plans for two 13-storey towers in part 2b of the linq development.

Plans for the next stage of a Belconnen precinct, which would add 151 apartments to the rapidly growing suburb in Canberra’s north-west, have gone public.

NDH Property Group, a joint venture between Evri Group and KDN, has filed plans for two 13-storey towers, Stage 2b of the Linq precinct. They are now on notification with the ACT Government until June 27.

The SJB architects-designed scheme comprises the two residential towers with a three-storey podium that includes double-height commercial tenancies for ground-floor retail.

The development would replace ground-level parking at 103 Eastern Valley Way and forms part of Block 14, Section 45.

The Stage 2b towers would sit in front of Stage 2a from 2023—285 apartments across 19 and 27-storey towers.

The third stage planned for Linq is two build-to-rent towers of 13 and 21-storeys and 297 apartments, designed by FK. It ended its notification period on May 5.

The Linq buildings are within Belconnen’s Town Centre Master Plan vision, which was unveiled in 2016.

Belconnen in the city’s north-west is home to the GIO Stadium, two hospitals, the University of Canberra and the Australian Institute of Sport.

Scentre received rezoning approval for Westfield Belconnen this year, which allows for towers up to 28 storeys and is planning for “large-scale residential development”.

The Knight Frank planning report for Stage 2b said the plans for the 6602sq m site were designed to enhance urban density and liveability.

“As part of the broader Section 45 renewal strategy, the site’s transition from a low-intensity parking lot to a high-density mixed-use residential precinct aligns with Belconnen’s strategic urban growth objectives,” the report said.

“The surrounding area reflects a combination of original 1970s architectural styles, including iconic elements like the nearby Cameron Offices, and newer developments such as the Belconnen Arts Centre.

“This mix of historical and contemporary structures defines the area’s unique aesthetic and cultural value.”

Further north-west of the Belconnen town centre, the ACT Government announced it would work with the Kippax Fair shopping centre owners and invest in its upgrades.

The plans include an expanded shopping centre, a 6000sq m park and 180 shoptop apartments and are expected to be on notification by mid-2025.
