Perth developer Sirona Urban has appointed tier-one builder Multiplex to bring its $500-million two-tower hotel and residential project at the affluent beachside suburb of Cottesloe out of the ground.

Near the Cottesloe train station on Station Street that runs parallel to the chic Napoleon Street cafe strip, Sirona’s project comprises a 128-room hotel and 125 apartments across two buildings of 17 and 15 storeys.

Sirona Urban managing director Matthew McNeilly said the half-billion-dollar development would fundamentally transform Cottesloe’s town centre.

“It’s a bold vote of confidence in Cottesloe’s future,” he said.

“We recognise that change, and this kind of ambition, can be confronting; being the first often is.

“But we’ve done this before.”

McNeilly said Sirona Urban had led the “renewal of the once doubted, now celebrated” Walyalup Koort [project] 8km to the south in central Fremantle.

“The same opportunity exists here,” he said.

Walyalup Koort (meaning ‘the heart of Fremantle’ in the language of Perth’s Indigenous Whadjuk Noongar people) incorporates 20,800sq m of WA Government office space and 5500sq m of retail floor area around a site formerly known as King’s Square.

In 2023, the project won the Development of the Year—Urban Regeneration award at The Urban Developer Awards for Industry Excellence.

McNeilly anticipated that construction of the Cottelsoe towers would begin by the end of 2026.

He said project’s ground floor would include retail and food and beverage tenancies connected by a laneway to Napoleon Street.
