Build-to-rent is no longer the shiny new thing on the market—it is evolving in ways the market needs to note.

Since the launch of the Gold Coast’s Smith Collective, widely considered to be Australia’s first build-to-rent project, the residential model has captured the attention of developers and funders alike. 

On our latest Blueprint podcast—where go behind the scenes on the projects and trends shaping the property industry—The Urban Developer managing editor Taryn Paris and senior journalist Clare Burnett discuss the launch of WeAreLiving’s 366-home build-to-rent debut in Brisbane’s Fortitude Valley.

The latest project in a growing national build-to-rent portfolio for the Barings-Aware Super partnership, it also marks an evolution in the capital entering the sector as assets start to change hands and developer-operators consider differentbuild-to-rent models. 

In Australia build-to-rent accounts for just 1.15 per cent of the market, but if international markets are any guide, there’s a lot of headroom to grow, and interest in the sector may not be as disproportionate as it appears.
