Melbourne developer Above Zero has won approval for its eight-apartment Stonnington project, Kooyong Gardens.  The four-storey Cera Stribley-designed project features a crowning bronze metal-detailed mansard roof, an ode to nearby Kooyong Stadium, nestled in one of Melbourne’s most suburbs.  The eight apartments all feature north-facing aspects over the neighbouring parklands, which inspired the project’s identity as Kooyong Gardens.  Above Zero has partnered again with interior designer Lauren Tarrant on the project at 449 Glenferrie Road, Kooyong.  A two-storey, four-apartment complex was amalgamated last year in a deal believed to be worth more than $4.2 million, according to RP Data records.  Above Zero managing director AJ Batra said the site was a drawcard thanks to its “extaordinary rarity”. “We worked ... with agents to amalagamate four separate units to create the only development site in Stonnington where we could deliver a high-end apartment project with true park frontage and uninterrupted northern views,” Batra said.  ▲ The developer spent years piecing together the four apartments to amalgamate the 781sq m development site for more than $4 million.  Kooyong is home to a blend of grand heritage-listed mansions and modern architectural residences. Batra said construction was due to begin in the first quarter of 2026.  The developer’s 13-home Camberwell project, also designed by Cera Stribley with interiors by Lauren Tarrant, is in market and Batra said the project had received strong interest.  It was approved through the Victorian Civil and Administrative Tribunal, after the project at 64-66 Glyndon Road was refused by the City of Boroondara.
