A 9.56ha industrial site in South-East Queensland generating $2.36 million a year in net income, with Colliers valuing its market rent at almost twice that figure as demand for industrial outdoor storage grows, has come on the market.

The asset at 24–54 Woolshed Road, Stapylton, in the Yatala Enterprise is leased to heavy equipment hire business Salmon Earthmoving.

Colliers brokers David Brisk, Nick Evans, Gavin Bishop and Sean Thomson are handling the listing.

The 9.56ha Woolshed Road property spans two freehold titles. Salmon Earthmoving.

Buildings cover 8 per cent of the site. They include 7152sq m of heavy-duty workshops, corporate offices and warehousing, with about 7.5ha of operational hardstand.

Colliers Industrial & Logistics national director Nick Evans said the layout gave a buyer operational flexibility and future development potential.

“With significant rental upside, an established global tenant and multiple future development or repositioning strategies, the property offers purchasers a unique opportunity to unlock substantial long-term value,” Evans said.

Brisk, Colliers’  Industrial & Logistics national director, said investor appetite for industrial outdoor storage was strengthening among domestic and international buyers, while Bishop, Colliers’ managing director Industrial & Logistics said the sector was moving from a fragmented, privately held market to an institutional investment class, with investors setting up dedicated strategies and platforms to build scale.

Thomson, Colliers’ Industrial & Logistics Capital Markets national director said scarcity went beyond finding industrial land. The challenge was securing “appropriately zoned, operationally functional sites in strategic locations”, he said.

The property is between Brisbane and the Gold Coast, close to the proposed Coomera Connector, a motorway planned to run parallel to the M1 Pacific Motorway, with a future alignment adjoining Woolshed Road.

The listing follows the sale of a 2.2ha development site at 51 Empire Drive, Luscombe, in the same enterprise area. Carmdev paid $21.25 million for that site.

Northvell Property sold the 2.2ha site after paying  $6.17 million for it in August, 2021. The latest sale valued the land at $966 a square metre. CBRE’s Myles Clentsmith and David Corke were the agents.

The project will comprise 10 individually titled warehouses ranging from 930sq m to 1620sq m, with construction commencing in early 2027 and completion aimed for Q4 2027 Carmdev director Gabriel Reggi said.

“With both Brisbane and the Gold Coast experiencing significant growth, we see continued upward pressure on land values over the long term.”

“Like every project we will also retain a portion of warehouses as investments to be held within the Carmdev Investment Portfolio,” Gabriel Reggi said.

The site is zoned Medium Impact Industry and has more than 109m of frontage to Empire Drive. It was marketed with development approval for an 11,167sq m under-roof office and warehouse building, with services available.

The estate has a B-double approved road network, and a roundabout is planned to connect Empire Drive with Peachey or Stanmore roads, which link to the M1 Pacific Motorway. The site is about 5km from the motorway’s Exit 38 and Exit 41 interchanges. Luscombe is about 40km south of Brisbane’s CBD.

Carmdev is planning a 12,600sq m industrial estate on the site, with an expected end value of more than $60 million. The developer earlier bought a site in the Vantage Yatala estate for Yatala Exchange, which will comprise eight warehouses.

Carmdev director Vincent Reggi said the Yatala Enterprise was a key industrial corridor in the Gold Coast and South-East Queensland.

“This is our second acquisition in the precinct this year and reflects a deliberate strategy to secure only exceptional land and transform it into landmark industrial developments. We see significant long-term opportunity in the corridor and will continue to pursue sites that align with our vision,” Reggi said.
