South Coast Golf Club Seeks JV Partner for Seniors Living Precinct

Urbanite Property Advisory are pleased to present to market, for the first time, the Worrigee Links, situated in a highly sought-after idyllic location on the South Coast of New South Wales.
On behalf of Worrigee Links, Urbanite are seeking expressions of interest from suitably experienced developers for the Joint Venture redevelopment of a portion of the club’s expansive landholdings located at Greenwell Point Road, Worrigee.
Worrigee Links is a popular golf club just minutes from the Nowra CBD, the scenic Shoalhaven River and historic Berry. The club is located about 140km south of Sydney, 20km from the pristine beaches of Jervis Bay and under an hour from Wollongong and Kiama.
Preliminary investigations by the club have unveiled a preference towards seniors living due to synergies and future income generation for the club, with the club’s main objective being to find a collaborative partner that they can work with now and into the future.
A development area of about 3.9ha (3900sq m) has been identified.
Current major local infrastructure projects include the $438-million Shoalhaven Hospital redevelopment and Shoalhaven Community and Recreational Precinct.
Shoalhaven is a booming regional economy with a projected 23 per cent increase in population by 2024 to 140,000 residents. Currently, 26.8 per cent of the population in Nowra are over the age of 60 years (ABS).
The ageing population and national housing shortage highlight the immediate and ongoing need for quality seniors living developments.
Worrigee Links is a first-class club focused on its community and members.

Club CEO Bernie Brown said: “We believe there is a significant opportunity for the Club to unlock the full potential of our current site by transforming it into a vibrant, multi-purpose precinct.
“This redevelopment would not only enhance the facilities available to our valued members and veterans, but also deliver lasting benefits to the broader community,”
“By reimagining the way our land is used, we can create a destination that reflects our Club’s values, meets evolving community needs, and supports long-term sustainability and growth.”
Urbanite Property Advisory have spent the past decade working closely with the club’s industry on diversifying their revenue stream and maximising property assets.
The Urbanite team are highly experienced and qualified in bringing unique joint venture opportunities to the market and have recently successfully completed projects of similar regard.
