TQMDC’s Scaled-Up South Sydney Towers Go On Display

A $97.35-million, three-block project in Sydney’s Hurstville is on exhibition after builder-developer TQM Design and Construct added eight storeys to one of the structures.

Declared a State Significant Development under the Housing Development Authority pathway, the Lotus project at 1A Hill Street and 105 Forest Road, about 4km south-west of the CBD, is among a swathe of mixed-use and shoptop applications on exhibition during December.

A structure described as a podium of 4 to 8 storeys would be topped by two towers of 11 (formerly seven) and 22 (formerly 13) storeys. Typologies for the 187 homes would include 60 one, 95 two and 32 three-bedroom apartments. 

Gross floor area of 16,828sq m would include an affordable component of 19 units, as well as 882.9sq m of retail and commercial space. Five levels of basement parking with 272 car spaces and 88 bike spaces, a dog park and gym, and shared rooftop space are among the 1539.2sq m of communal area proposed.

A concurrent rezoning is also proposed, amending the local Georges River LEP [2021] to allow maximum building heights of 40m and 75m on the site, as well as floor space ratio of 6.4:1.

TQMDC acquired the site in October 2020, and secured HDA approval in February of this year. Plans have grown from approved consents on the site, with two towers of seven and 13 storeys already permitted, as well as 126 homes across GFA of 10,488sq m, and 150 proposed in the HDA expression of interest.

An early proposal for mixed-use towers dates back to 2007, as approved by the Land and Environment Court. In 2021, TQMDC received approval for modifications to another application approved in 2012. Demolition works were included in that approval, and have already been completed. TQMDC is now targeting a completion date in 2027.

The National Housing Accord set the Georges River Council a target of 6300 homes by 2029. Projects under way include a Homes NSW scheme of 393 units. Towers of up to 21 storeys have been approved on nearby Forest Road sites.

TQMDC’s other projects include a 12-storey tower at 41-51 Duncan Street, and a 10-storey proposal at 30-34 Wickham Street. Both are in Arncliffe, about 6km from the Hurstville site. 

Brothers Mark and Maroun Taouk, founders and directors of TQMDC, have a yen for south Sydney, but have also stretched into other parts of the capital, as well as Newcastle, Shellharbour, and elsewhere in NSW.
