Up Property Plots 121-Home Mixed-Use Scheme in Geelong

Up Property has lodged an application for a mixed-use project in Geelong’s Belmont.
The plan proposes 121 homes across two apartment towers and a cluster of townhouses, with retail, medical and gym at street level.
The proposed scheme for 107-123 High Street, filed under Victoria’s Development Facilitation Program, would deliver 116 apartments across towers of seven and eight storeys above a two-storey podium.
A further five townhouses of three to four bedrooms would be built in a second stage, with delivery timed in response to market conditions, according to the application.
Apartment types would comprise one, two and three-bedrooms, all designed to meet or exceed Victoria’s Better Apartment Design Standards.
According to the planning application, at least 71 per cent of apartments would be fully accessible.
Ground-floor uses would include five retail tenancies totalling 519sq m, a 287sq m medical centre of and a 412sq m gymnasium. Two basement levels would provide 150 car spaces and 152 secure bicycle spaces.
A minimum of 10 per cent of homes would be designated affordable, to be delivered in partnership with a community housing provider.
Clarke Hopkins Clarke Architects designed the project, with LAT Studios on landscaping and Tract Consultants managing planning.
The project targets a BESS sustainability score of 62 per cent, exceeding best practice, alongside a 7-star average NatHERS energy rating.
The City of Greater Geelong has provided in-principle support for the project, according to the application.
The Belmont application extends Up Property’s presence in Geelong, where the developer has already secured DFP approval for 214 apartments at Malop Street in the central business district and 56 apartments across two buildings in Geelong West.
Its broader Victorian pipeline exceeds $500 million and includes a recently acquired 16-storey office tower at 50 Queen Street, Melbourne—the company’s first CBD asset.
