Plans have been filed with Sydney’s Bayside Council for a 10-storey apartment tower in the growing suburb of Arncliffe, 11km south of the Sydney CBD.
The plans include the demolition of existing one and two-storey buildings on the site.
The tower would comprise project 53 apartments, of which nine will be affordable, over four levels of basement carparking.
TQM Develop is listed as the proponent of the application.
The site at 30-34 Wickham Street is part of the “transitioning locality” of Arncliffe, which is experiencing the redevelopment of numerous sites.
Three lots have been amalgamated for the site, which has a total area of 1697sq m.
The development application says the tower would contribute to the economic redevelopment of the areas “with a large emphasis placed on interface relationships and residential and neighbourhood amenity”.
Built forms around the site, which is near the Arncliffe train station, are transitioning to higher density typologies, but the proposed building’s two upper storeys have larger setbacks.
Ground level communal space is provided in the north-eastern part of the site.
Despite the continued growth of the suburb, developers have experienced difficulties getting projects over the line, including another 10-storey Arncliffe tower that was knocked back late last year, with the council saying it would be “likely to set an undesirable precedent”.
Elsewhere in the suburb however, developers including Billbergia have had more luck, after it signed a Homes NSW deal to develop thousands of apartments in three suburbs including Arncliffe this year.
