Ten Years On, Edge’s Lumiere Rises Above Perth’s Approvals Slog

After a protracted approvals phase, Edge Visonary Living’s 29-storey Lumiere tower at South Perth has emerged from the ground.

Lower-level slab pours are now marking a significant point in delivery of the development at 74 Mill Point Road.

Edge managing director Gavin Hawkins said there had been lots of work and coordination behind the scenes to pull the project out of the ground.

Edge has owned the site for more than a decade and had struggled to get the project over the line. In December 2024, amendments to a hard-won approval of the project were greenlit. The changes allowed Edge to lift the number of its apartments from 109 to 115.

Designed by Hillam Architects, the tower takes inspiration from the curves of the Swan River foreshore.

The 115 apartments will comprise one, two and three-bedroom configurations. The appartments will have full-height glazing and Gaggenau appliances.

On Level 18, with panoramic views of the river and Perth skyline, are a north-facing infinity pool, alfresco dining areas, residents’ lounge, wine cellar, gymnasium, sauna, billiards room and golf simulator.

Lumiere will also have a ground-floor wine bar.

The tower is being built by Edge Construction, founded in mid-2023 as the in-house construction arm of Edge Visionary Living.
