The rezoning of a 97-year-old golf club has led the way for a $3.5-billion logistics precinct.
Stockland has formed a 50/50 joint venture partnership with Sydney real estate development company John Boyd Properties to redevelop the Kogarah Golf Club, 14km south of the CBD.
Stockland and John Boyd Properties plan to build a multibillion-dollar, multi-storey logistics hub with more than 340,000sq m of floor space designed for aviation-adjacent logistics and high-value freight business uses.
The historic golf club at Arncliffe in the Bayside local government authority area alongside the Cooks River and Sydney Airport closed this year.
The golf club sold the 18.3ha site for reportedly north of $50 million to John Boyd Properties.
A state significant development application has begun, and early scoping reports detail the project at 13-19A March Street, Arncliffe.
An earlier planning proposal for Cooks Cove has led the way for the development, and was granted gateway determination in late 2022.
It limited gross floor area on the site to 343,250sq m across three blocks.
They could also contain up to 20,000sq m of office floor space, up to 20,000sq m of hotel or motel accommodation and 10,000sq m of food and drink premises.
The project will also consist of the 14ha Pemulwuy Park, which is being delivered by Bayside Council.
The site is next to Sydney Airport and close to Port Botany, as well as major arterial roads including the M1, M5, M8 and the future M6.
The site, which is also accessed by the Giovanni Brunetti Bridge, is close to Wolli Creek and Arncliffe train stations.
Staged work on the logistics precinct is expected to start in 2027, subject to relevant planning and internal approvals.
The site is strategically located adjacent to Sydney Airport and close to Port Botany – two of Australia’s most critical infrastructure gateways – as well as major arterial roads including the M1, M5, M8 and the future M6.
The Commonwealth Bank of Australia acted as sole underwriter.
Stockland chief executive Tarun Gupta said the site presented a unique opportunity “that will transform the freight and logistics sector in NSW”.
“The unlocking of this site by the NSW Government helps to address Sydney’s growing need for industrial land in a location with immediate connectivity to air, sea and road networks, maximising the efficient flow of goods around the state,” Gupta said.
John Boyd Properties’ director John Boyd said that the project will “carry a strong legacy”.
“[It will] capitalise on Sydney’s growing trade volumes, increased e-commerce activity and demand for sustainable, high-performance logistics assets,” Boyd said.
“The proposal is well positioned to attract premium domestic and global tenants, solidifying the precinct’s ambition to set a new benchmark for design and delivery.”
Meanwhile, developers have flocked to the west as Western Sydney Airport nears completion.
ESR has cleared the next hurdle of its $132-million project there, while Ingham Property Group won approval for its Badgerys Creek Road Masterplan.
