A 248ha site at Bellmere in the Waraba Priority Development Area has been listed for sale for the first time in 50 years.
The land at 95 Wade Road is one of the largest undeveloped parcels of land in South-East Queensland, with opportunity for employment and residential development, according to Ray White Special Projects.
The site makes up 8.5 per cent of the total Waraba region, which is slated for 30,000 homes, with developers including Lennium Group, Stockland and Citimark also building out communities.
Ray White Special Projects’ Tony Williams said it was a “landmark offering” in terms of scale and strategic potential.
“The site’s location within the Waraba Priority Development Area ensures long-term growth and strong demand for employment-generating land uses,” Williams said.
"A preliminary development application is already under way, offering flexibility for future land uses, including mixed business, industry, and bulky goods, all of which will provide much-needed employment infrastructure for the growing population of Caboolture City.”
Ray White Special Projects’ Mark Creevey said the future land use provided strong development opportunity.
“This parcel has all the ingredients of a major industrial and commercial precinct supported by portions for residential development,” Creevey said.
“It aligns perfectly with the government’s planning objectives for the area, and it’s ready to support the next phase of economic and population growth.”
The proposed Bruce Highway Western Alternative interchange, already gazetted, would transect the site, providing future direct access to major transport infrastructure.
The surrounding area is well supported by existing and planned amenities, including Bellmere State School.
Retail amenities are also close—Woolworths Bellmere is 6km from the site and Morayfield Shopping Centre is about 9km away.
Stockland this year broke ground on its $573-million masterplanned community that would deliver more than 2000 homes.
AVID Property Group, Baycrown Property Group, Orchard Property Group and Lennium Group are all active on sites across the priority development area.
