Downsizers Back Pask’s Apartments Gamble at Brisbane’s Rochedale

South-East Queensland developer Pask is bringing forward construction on the second stage of Rochedale’s first apartment project off the back of strong sales, the developer says. 

More than 80 per cent of the first stage of Florian Rise has sold and is under construction, while the second stage, Sage Apartments at 41 Skyview Avenue, has been launched. 

The Ellivo Architects-designed six-storey building would comprise 56 apartments that Pask development director John Curtis said would provide housing diversity at Rochedale, 19km south-east of Brisbane’s CBD.

“The strongest demand is coming from owner-occupiers, particularly local families, downsizers and professionals who want to remain in Rochedale, as well as first home buyers,” Curtis said. 

“As the suburb’s first apartment community, Florian Rise is providing housing diversity that hasn’t previously existed, allowing buyers to right-size without leaving their local community.”

Curtis said looking ahead he expected owner-occupier demand for apartments in established Brisbane suburbs to “remain strong”.

“Florian Rise sits within our residences portfolio of projects and forms part of Pask’s long-term investment in Rochedale, building on the success of the broader Arise community, with our team continuing to deliver a wide variety of residential land now selling in our latest release,” he said.

“We have a diverse platform of projects, with Ocean Place at Burleigh Heads … also under construction.”

The developer said strong demand for apartments at Rochedale had encouraged it to bring forward the launch of its six-storey apartment building, Sage.

Curtis said while housing demand continued to outstrip supply in South-East Queensland, the developer was focused on meeting demand. 

“Pask has been delivering projects for more than 55 years, and we’ve always taken a disciplined approach to project delivery,” he said. 

“With construction already under way at Florian Rise alongside RCQ Construction, we’re focused on delivering certainty for purchasers while maintaining the quality standards we’re known for.”

The developer is also active across greenfield sites and built form projects in Victoria. 

TOTAL Property Group managing director Adrian Parsons said there had been a “significant shift in buyer preferences” with owner-occupiers looking for a low-maintenance lifestyle. 

"Until now, residents wanting to downsize within Rochedale have had few options,” Parsons said. 

“Owner-occupiers account for 76 per cent of purchasers, including 17 per cent first-home buyers, while investors represent the remaining 24 per cent of sales, including one purchaser who has secured multiple residences, reinforcing confidence in the project's long-term appeal.”
