A 3.37ha greenfield site at Rochedale has sold to CFMG Capital for $11 million as demand for development-ready land in Brisbane’s booming southern corridor surges.
The site at 32 Farley Road, 14km south of the CBD, was transacted by Colliers’ Brendan Hogan, Adam Rubie and Kristian Brymora.
It attracted more than 100 enquiries and eight formal offers, underscoring significant investor and developer appetite for rare, developable land in Brisbane, the agents said.
The purchaser had filed a development application for a 27-lot boutique residential project for the site, they said.
Hogan said the site was within the Rochedale Urban Community Neighbourhood Plan and offered a strategic infill opportunity in a rapidly tightening land market.
Rubie said Rochedale remained a key target for local and interstate developers, with median house prices now at $1.83 million—47 per cent higher than the broader Brisbane area.
“We’re seeing a clear flight to quality—buyers are prioritising zoned, well-located land where the fundamentals support strong retail values,” he said.
“The acquisition comes as Brisbane continues to attract sustained interest from institutional and private capital, buoyed by robust population growth, historically low residential vacancy rates, and infrastructure investment ahead of the Brisbane 2032 Olympic Games.”
Brymora said with 1.31ha earmarked for residential and an additional 1.6ha designated for district sports use, the site was a dual-faceted opportunity to capitalise on strong residential demand and increasing local amenity needs.
“This transaction reaffirms the strength of Brisbane’s market, particularly in well-established greenfield pockets like Rochedale, where supply constraints continue to support land values,” Brymora said.
The Urban Developer this week revealed plans for a knowledge and lifestyle precinct in the suburb.
The plans filed by an entity linked to Verso Development Group and now before the Brisbane City Council seek preliminary approval for an overarching development framework for a site spanning 3.75ha at 318 Miles Platting Road.
Towers rising up to 11 storeys—housing more than 400 apartments as well as a 1000-student tertiary campus, office and retail space—are part of the plans.
