Parnell’s Plan to Double Strathfield Apartment Project Moves Ahead

Parnell Developments is pushing ahead with its revised $100-million apartment project at Strathfield.
On exhibition until September 8, the State Significant Development (SSD) application for the site at 3-7 Lyons Street and 18 Parnell Street adds 81 apartments to the approved 79-unit plan approved in 2022.
The Strathfield project was among 14 developments recommended by the NSW Government’s Housing Delivery Authority in April of last year to move into the State Significant Development pipeline.
Designed by Turner, the proposal would deliver 160 apartments, 15 per cent to be affordable, across 31 storeys as well as ground-floor retail and commercial spaces. The approved scheme was for a nine-storey building.
Parnell’s site consolidates a four-lot 1857sq m block, occupied by four single-storey homes, for the development with a gross floor area of 14,856 square metres.
Turner’s design comprises 22 one-bedroom, 107 two-bedroom and 31 three-bedroom apartments. Six basement levels would include 203 car spaces and 58 bicycle spots.
Residents would have access to 467sq m of communal space across three levels including a barbecue area, rooftop sunset deck and shared work-from-home zone.

The tower would be atop a three-storey podium on Lyons Street and has been designed to correspond with the evolving Strathfield Town Centre skyline and the wider Homebush development precinct, the developer said.
The site is about 270m from Strathfield station and 1.5 km from Burwood station, and near several major bus routes and schools.
According to Parnell, the Strathfield project is expected to generate about 110 construction jobs and 15 ongoing operational roles.
Also at Strathfield, a 21-storey, 215-home scheme put forward by family-owned builder-developer Omaya went on exhibition in April, while plans were filed in January by Level 33 in nearby Homebush for a dual-tower project of up to 35 storeys.
That $127.6-million development slated for 17-24 Loftus Crescent would deliver 318 apartments across two towers.
