Brisbane Airport’s Next Big Move Has Little to Do with Flying

South-East Queensland airport corporations are becoming property players in their own right, with billions of dollars across retail, industrial and entertainment progressed in 2026. Leading the charge is Brisbane Airport Corporation, with its five-year, $5-billion Future BNE program that could encompass hotels, shopping malls or data centres. BNE commercial general manager Scott Norris told The Urban Developer that the portfolio includes 2700ha of commercial and industrial area, with “some significant advantages in terms of where the airport land is located”. “[It is] right on key highways north and south towards the Sunshine Coast and Gold Coast, and adjacent to the Port of Brisbane and the whole TradeCoast area,” Norris says. “If businesses have an export or a freight component to what they do, they’re very well located getting through the fence onto the airport.” The existing industrial precinct boasts a WALE of 8.55 years, at 100 per cent occupancy. About 120,000sq m of lettable area has been added in the past five years. In the past two years alone, the portfolio’s value has grown by about $500 million to $2.6 billion. A land release currently on offer comprises another 30ha and $400 million has already spent on land preparation and construction. That release will add yet another 150,000sq m of lettable area. In September, construction on the $426-million Aeromedical Precinct at the airport reached half way. ▲ BNE commercial general manager Scott Norris says the airport location holds “significant advantages”. Norris says that the model is “a mixture of tenant-led developments, where we have a specific scope from a tenant and we’ll build for them”. “And a couple of proactive developments, where we’ve designed a building effectively on spec. “Some of those facilities are anywhere from 2000sq m, up to 10,000sq m facilities that we’ll build on proactively.” Underlying demand is strong, and the airport is working to better align development timelines with tenant requirements. “So rather than saying to a tenant that something’s available in three years’ time, can we bring that timeframe down to six, 12 months?” Property play a logical progression An increasing interest in property development springs not only from supporting the 2032 Olympics, but also from diversifying the corporation’s asset base and revenue streams. “To make us a good diversified business, and to also feed the other parts of our business that we develop and invest. “So at the moment our masterplan has roughly 630ha of land available for the investment property portfolio. And we’ve really only developed a third of it.” ▲ A rendering of inside the new terminal at Brisbane Airport. Airports, and the corporations controlling them, have relatively unique regulatory governance, and sometimes Commonwealth lease agreements for landholdings. The Airports Act 1996 restricts residential development on airport land, for example. However, Norris says, that translates into a strategic approach to property development, rather than constraints on airport corporations or their tenants. “We’re backed by really strong shareholders and investors, who think about a very long-term view,” Norris says. “[Property development] is quite compatible with airports. We think 20, 30, 40, 50 years into the future. That’s how we think about this part of our business as well. The Future BNE program is supported by the corporation’s shareholders. Heavyweight funds including QIC and IFM, as well as Schiphol Airport, have backed the expansion with equity, and additional funding was raised through debt. “What we offer is some pretty strong tenure, and ability for someone to partner with a very trusted organisation in this economy and this community,” Norris says. Airport of the future emerges BNE is far from the only airport undergoing expansion and evolution . The Aerotropolis around WSIA is a city-sized precinct being built at a blistering pace . Back in the Sunshine State, the $75-million Sunshine Coast Airport North Masterplan was announced in September. That 34ha precinct may include accommodation, retail and dining, and even a retirement facility. But plenty more is conceptualised for the broader 460ha Sunshine Coast Airport Priority Development Area. In October, the airport began construction on Australia’s first mass timber terminal. And in September of 2025, Gold Coast Airport was granted approval for its 2024 masterplan. The $500-million mixed-use precinct will include Southern Cross University facilities, a health and wellness hub, and retail and commercial space. ▲ Shoppers and uni students may well rub shoulders on the doorstep of Gold Coast Airport. Norris says the trend is to create airport precincts that are destinations in their own right, rather than something to be endured before boarding a flight to somewhere nicer. At BNE’s Skygate shopping centre, for example, retail has been joined by leisure and entertainment. In June, the airport landed an Area 51 indoor playground as a tenant, with 7000sq m of ninja-style obstacle courses and trampolines to arrive in 2027. “We’re investing in building Skygate Play, which will have Game Over and Area 51 as the tenants of that facility,” Norris says. Events company Fever and a Golf Central facility are also in the precinct, and a Padel space will be joining soon. “There’s also bars and restaurants on the site. It’s really making it a great location for shopping, dining, having fun, entertainment.” Although he is careful to emphasise that nothing firm is planned, Norris says the airport is also considering building or operating data centres on its industrial landholdings. ▲ In 2020 Urbnsurf opened Australia’s first surf park on 7ha leased from Melbourne Airport. “We’ve already got a data centre on the airport via iSeek. So we’ve got some experience for this,” Norris says. “It may be something that’s suitable for some parcels of land. But we’re at the stage now, we’re just trying to understand a little bit more about the infrastructure requirements. “And ensuring that whatever we do makes sense for the airport, but also doesn’t compromise anything else we’re doing. Whether that’s aviation or non-aviation. “I think there’s a lot of opportunity in that space, that we’ll investigate through the remainder of this year and maybe into early next year.” Growing airport will shape property models Employment at BNE sits at 25,000, with more than 25 million passengers and visitors passing through the terminals annually. Those numbers are already significant enough to shape how land in the vicinity is used. Norris says they’re set to grow further, both linearly and in spurts around events like the Olympics. As airport activity increases, their design and property models will continue to evolve. “Airports all across Australia have fairly sophisticated planning and development functions,” Norris says. “We’re long-term thinkers in terms of what we need to provide for the city and the state and the country more broadly. So we do a lot of land planning.”
