Lincoln Place Picks Up Moama Site for $100m Over-50s Estate

Lincoln Place has picked up a 9.2ha site in Moama with planning approval for a $100-million masterplanned over-50s lifestyle community comprising 197 homes.
It would be the developer’s third lifestyle community along the New South Wales-Victoria border, joining projects at Albury and Baranduda.
The Lincoln Lifestyle Moama project is part of The Range Estate masterplan. It is next to the Rich River Golf Club and would comprise single-storey homes that, according to the proposal, would “complement the existing neighbourhood” alongside a central clubhouse, wellness centre and recreational facilities.
Lincoln Place chief executive Paul Yeo said more than a third of the population in the riverside townships of Moama and Echuca was aged over 55 and that the towns are “popular destinations for holidaymakers drawn to the local wineries, restaurants and festivals”.
The proposed clubhouse would include a heated indoor pool, gym, private theatrette, library, lounge and dining areas and bowling greens.
Landscaped grounds would have barbecue areas, pocket parks, a community garden and green spaces with golf course views.
The development is within Moama’s food and wine district. Residents will have “access to recreation spaces that encourage connection and promote wellbeing” including two 18-hole championship golf courses and established amenities in Moama and Echuca.
Yeo said the community would create housing supply and a significant number of local jobs over the next six years.
“Our land lease model continues to resonate with over-50s seeking flexibility, a sense of community and new lifestyle opportunities,” he said.
Construction would begin in mid-2026 and the first residents are expected to move in by mid-2027.

Lincoln Place operates 21 communities across four states with more than 3000 residents.
Communities and projects span coastal towns, country locations and regional centres along Australia’s east coast.
The Northern Beaches project is a 350-home lifestyle community at Svensson Road, Mount Low which was approved in March last year. It is Townsville’s first over-50s land lease community in more than five decades.
In June last year, Lincoln Place paid $8 million for a 10.2ha site with planning approval for a 209-home over-50s lifestyle estate in Victoria’s East Gippsland.
The $100-million Eagle Point Lifestyle Estate will be delivered in stages over five years and the first residents are expected by Christmas 2026.
Lincoln Place also scooped up a 16.3ha greenfield site in Victoria’s north-east in October, with approved plans for a $120-million project.
The Wangaratta site holds a permit for a 227-lot masterplanned estate, which the developer said would be the region’s first over-50s land lease community.
