Homecorp Greenlit for $360m Budds Beach Wellness-Led Highrise

Developer Homecorp has been given the green light for a $360-million resort-style residential tower with a Moroccan spa-inspired wellness sanctuary in the Gold Coast's tightly held Budds Beach enclave.

The approval paves the way for the 32-storey Lýon Residences comprising 178 luxury two and three-bedroom apartments.

It is earmarked for an amalgamated 2129sq m site spanning 8-10 Acacia and 25-27 Oak avenue.

Under the plans, the development will feature integrated Moroccan bathhouse-style wellness amenities, including private treatment rooms, sauna and steam room, hot and cold plunge pools, and a soaking pool.

Additionally, a rooftop retreat will provide a heated infinity pool and spa, residents lounge with a private kitchen and bar, fitness centre with a yoga and pilates studio, as well as outdoor barbecue facilities and entertaining lounges.

“Budds Beach represents one of the most unique and sought after pockets of the Gold Coast, and Lyon Residences has been designed to reflect that sense of rarity and refinement,”  Homecorp founder and chief executive Ron Bakir said.

The development focus is aligned with an accelerating global wellness real estate sector projected to exceed $1.8 trillion by 2030, which is driving developers to rethink their amenity provisions.

As well, the project is targeting a lifestyle-driven investor and owner-occupier demographic based on data indicating the Gold Coast is outpacing Greater Brisbane in population growth and its knowledge, health and wellness markets as key growth sectors injecting $13 billion annually into the local economy.

“Strong population growth and sustained demand across the Gold Coast continue to highlight the need for well-designed new housing supply,” Bakir said. “Lýon Residences responds directly to this demand while setting a new benchmark for residential living.”

Designed by architecture studio DBI, the project is due to launch to the market in the coming months.

Backed by Prime Life Technologies—a joint venture between Toyota and Panasonic—Homecorp has started early site works on the site, with full-scale construction slated for later this year.
