Frasers Files $48m Warehouse Plans for Kemps Creek

Kemps Creek EDM

Frasers Property Industrial has lodged plans for the latest piece in its Kemps Creek industrial estate puzzle.

The developer has applied to the Penrith City Council to build two warehouses at 155-251 Aldington Road, 57km by road west of the Sydney CBD.

Its FPI Developments NSW vehicle lodged the plans for the distribution centres on Lot 10 of the wider Edge Estate currently being developed by Frasers in the Mamre Road Precinct (MRP).

The $1-billion Edge Estate is currently subject to a State Significant Development application that was filed last year, which Frasers expects to be complete in the coming months, it said in its current submission by Ethos Urban.

The wider site seeks the creation of 14 development lots—the remaining six will be subject to separate DAs in the future.

The current DA proposed warehouse or distribution centres including ancillary office space, hardstand areas, and other associated works and infrastructure.

Warehouse 10A would deliver 21,809sq m of gross floor area (GFA), comprising 20,795sq m of warehousing GFA and 1014sq m of ancillary office GFA.

▲ The Edge Estate masterplan was announced by Frasers last year.

Warehouse 10B would comprise 21,298sq m GFA, of which 1033sq m would be ancillary office.

The MRP unlocked approximately 850ha of industrial land within the Penrith City Council Local Government Area when it was rezoned from rural residential to general industrial zone in 2020.

Vacancies in Australia’s industrial market is likely to rise further in 2025 according to Knight Frank, but rental growth is expected to continue albeit with an increasing divergence in performance depending on location
