Frasers $281m Penrith Warehouse Precinct Greenlit

Kemps Creek Penrith EDM

Frasers Property Industrial will move ahead with its latest Kemps Creek project after a plan to more than double its size was approved.

The Edge Estate site, at 141-251 Aldington Road, was initially planned as a two-warehouse project delivering 65,327sq m of gross floor area (GFA). 

However, following the exhibition phase of the earlier iteration, Frasers acquired another two properties and amended the development plans.

The updates brought the project to eight warehouse buildings with a GFA of 153,343sq m. 

Just two submissions were received when it was re-exhibited. Neither objected to the development. 

The Department of Planning has now approved the upscaled plans, which have an estimated development cost of $281 million. 

The development includes bulk earthworks, subdivision and the construction of internal estate roads and stormwater infrastructure. 

Six of the warehouses will be up to 14.6m above the finished pad, and the other will be 18.1 metres.

The site, fronting Aldington Road, comprises 63ha of general industry zoned land previously used for rural-residential and agricultural purposes.

Upgrades are already progressing on surrounding roads, including Mamre and Aldington roads, work supported by Frasers and Fife Capital to serve growing traffic demands as the area transitions to industrial. 

The site is in the 850ha Mamre Road Precinct of the Western Sydney Employment Area, 9km north-east of the new Western Sydney Airport and 39km west of the Sydney CBD.

No tenants have yet been specified for the precinct, but while there are signs of softening in the market, vacancy rates in the sector in Sydney remain comparatively low.

According to CBRE, gross take-up in the Sydney market over the first quarter of 2025 decreased compared to the previous, totalling around 91,000 square metres. 

However, average vacancy rates have risen marginally and remain relatively low at 2.1 per cent. 

Meanwhile, 20 minutes by road north at Orchard Hills, a major funding deal has been struck for a new business park. 

HB+B Property secured the $625-million deal with Madigan and CapitaLand to develop a site for its Alspec Industrial Business Park project. 

The site would deliver 115,000sq m of warehouse and logistics space in its first stage.

The site would comprise 580,000sq m at Luddenham Road, between the M4 and Western Sydney Airport. 

Private owners engaged HB+B Property Group to progress rezoning for the 120ha site in 2020. 

That was secured in 2024 and development approval was subsequently secured from the Penrith City Council for infrastructure works. 

Approval for the first warehouses on the site is expected in the next month, according to HB+B.
