Developer Plots Steep Bellevue Hill Project

Positive Invest Enterprise The building designed by MHNDU in consultation with Atlas Urban has three-storeys on the roadside at 80-84 Drumalbyn Road, Bellevue Hill.

An apartment project that could be described as ‘business at the front, party at the back’ has been lodged just outside Bondi Junction with Woollahra Municipal Council.

Positive Investment Enterprise, an asset manager and developer with several projects including Kew Bondi nearby, lodged this application on a steep block under the entity Kew Drumalbyn Pty Ltd.

The building designed by MHNDU in consultation with Atlas Urban had three storeys on the front, roadside at 80-84 Drumalbyn Road, Bellevue Hill. 

At the rear there were six storeys, creating 26 apartments, 40 carparks and two swimming pools with landscaping by Dangar Barin Smith.

This would replace three older unit buildings with 24 apartments in total on the combined 2697sq m site.

“The proposed building will appear as two to three storeys to Drumalbyn Road with a stepped storey appearance to the rear, appropriately following the steepness of the site,” the report by GSA Planning said.

“It will incorporate modulation, curves, balconies, pergolas and a varied palette of high-quality materials, which will add visual interest and complement the character of the streetscape.

“The proposal will replace existing older residential flat buildings on the site with an elegantly designed, highly articulated, contemporary residential flat building.”

The NSW Government this year released proposed changes to legislation for low and medium-rise housing, which included the Woollahra Municipal Council area.

This included taller and denser apartments surrounding train stations and local centres, which particularly impacted Edgecliffe and Double Bay.

However, council was against this decision and had hit the State Government’s five-year housing target by 70 per cent in 2022 and were on track for the 10-year target.
