Nine towers with more than 900 apartments have been approved for a major NSW growth corridor.
Developer CDMA Australia’s application to develop its site at 34-42 Tallawong Road, Tallawong, opposite the Tallawong Metro Station and future town centre, has been approved by the Blacktown City Council.
Tallawong, about 50km north-west of the Sydney CBD, is named after the metro station, which opened in May, 2019.
The Kann Finch-designed masterplanned project consist of 911 apartments across the nine towers with a green spine plus a 2200sqm public plaza.
The piazza will comprise two main zones—an open paved piazza fronting the street and internal green lawns.
The plaza will offer “a vibrant and engaging public domain for local residents and the surrounding community which comprises retail spaces and public open area”.
It wil also include a children’s playground.
The green spine comprising a village green lawn and communal facilities will run through the middle of the development, surrounded by a running track.
Two retail premises totalling 160sq m and nearly 1000 basement carparking spaces are also part of the development.
The $700-million development plans were submitted to the council in December last year after a voluntary planning agreement was approved to increase the height limit in the area to 26 metres.
At that time, it was expected development of the 4ha rural residential site near Rouse Hill would cost $320 million.
This will be CDMA’s second project in the region after its residential development, Rosella Place, at 56 Cudgegong Road, Rouse Hill.
That 357-apartment project across five mid-rise buildings is also near Tallawong Metro Station.
CDMA Australia development manager Alex Guan said the accelerated approval process of only 11 months would help them bring a large number of apartments to market sooner.
He said it was one of the quickest DA approvals in the precinct among similar scale residential projects.
“Significantly, the building form approval sets a new precedent for heights in the area followed by previous approval of Planning Proposal that increase height limit from 16m to 26m,” Guan said.
