Yield Boost for Final Stage of Brisbane’s West Village

Revamped tower plans have been filed for the final piece of a transformative $1.1-billion inner-city Brisbane development. The design changes are proposed for the approved Calista on Park tower—the last stage of Sekisui House’s West Village. With the heritage Peters Ice Cream Factory as its adaptively reused centerpiece, the West End mixed-use project has transformed the 2.6ha former industrial site. Under the revised plans for Callista on Park, the tower’s apartment yield has been increased from 74 to 96 units but its approved 15-storey building height remains unchanged. The revised Rothelowman-designed scheme includes a mix of 33 two-bedroom, 48 three-bedroom and 15 four-bedroom apartments. “The changes to the number and layout of the units have been made in direct response to the current economic and housing market and to cater to a wider demographic of end-users,” a planning report said. As well, it said a minor overall increase of 219sq m in gross floor area was to be spread evenly over the residential floor levels, ensuring the reworked building design was not significantly different to the approved development. Under the approved plans, the development was broken up into two “distinctive architectural expressions” that married the contemporary Queensland vernacular and the Brisbane cityscape. But as part of the tower rethink, the curvilinear facade that was planned to anchor the city-side gateway to West Village has been scrapped in favour of a design that is “complementary to, and compatible with, the existing urban fabric of the premises and wider area, in particular the adjoining Allere residential towers which are currently under construction. “Acknowledging the latest precinct built form evolutions, the architectural expression has been revisited, borrowing familiar elements from both the current emerging and heritage fabric of the West Village precinct,” an architectural report said. “Warm tones, robust materiality, ornamentation, connection to landscape and a celebration of subtropical living are key themes explored in the revised architectural expression.” Also, according to the change application: “An evolution of the podium architecture provides a clearer delineation between commercial and residential uses.” Podium recreation spaces of the approved design have been removed and consolidated as part of the revised rooftop garden, which spans 1477sq m and includes a pool, spa, daybeds, indoor lounge and dining room, barbecue areas as well as a lawn and meadow. ▲ Renders of the revised tower scheme for the final stage of Sekisui House ’ s West Village development. As a result, more of the podium is dedicated “to support the eclectic mix of commercial offerings within the existing precinct”. The tower’s integrated childcare centre is to be retained on level 1 of the podium with a slightly increased floor plate. Additional parking would be accommodated under the revised plans with 167 resident and 11 visitor carspaces across three basement levels. “The proposed design changes to the built form do not change the material essence of the development when viewed broadly and holistically, with the visual character of the development remaining that of a multistorey development forming part of the coordinated, wider West Village development,” the documents said. “The proposed minor changes are intended to improve upon the approved design, whilst maintaining the key elements of the approved development.”
