Plans Filed for $110m Shoptop Masterplan in Bankstown

Chullora Marketplace

Plans for a $110-million shoptop development have been filed to revamp a 1980s shopping centre at Canterbury-Bankstown in Sydney. 

The combined concept plan and detailed development application prepared for Henroth Group by GYDE Consulting covers the first two of four stages of the masterplan.

The project “seeks to transform the current centre into a vibrant multi-use, people-focused, town centre”. 

It would deliver a shoptop housing development ‘sleeving’ the existing one-storey Chullora Marketplace building.

The site at 353-355 Waterloo Road, Greenacre would become home to a complex of buildings ranging from two to six storeys.

Its retail element will have a gross floor area of 39,768sq m, including the entire Chullora Marketplace shopping centre of 21,801 square metres. 

Under stage one plans, 90 apartments would be included in the proposed building envelopes, as well as a 130-place child care centre. Stage two will add 82 apartments.

The initial apartmens will comprise one to four bedrooms, the majority being two bedroom.  The development will provide 570 parking spaces within two basement levels.

The proposal was this week referred to the Sydney South Planning Panel.

The majority of the site has been operating as a supermarket-based shopping centre since it was developed in 1982.

It has undergone upgrades over the years, according to the application, but still bears the hallmarks of a traditional standalone, car-based centre with “limited attraction to the community other than for convenience shopping trips”. 

The area has recently been rezoned to become part of the Bankstown Local Environmental Plan. 

Canterbury Bankstown has been named one of Sydney’s developer hotspots—Vicinity last year was given the green light to transform the centre of Bankstown with a $1.3-billion development.

Meanwhile, Sydney-based investors Henroth were linked to a project last year in Brisbane for a residential site in the city’s West End.
